  1. It’s funny really Myself and my wife where discussing this last night while we had no planning requirement to water harvest we wish we had and will on our next build Your plan seems a sensible and cost effective approach Ill watch this thread with interest
  2. Yeah spent a fortune on design Kitchen came in around 50k As the title says You really do need to know your budget Architects are great at saying your kitchen should be a certain percentage of your entire budget Easy to get swept along No one could product what is happening now

We hardly get any cracks on Krend If it’s a high suction surface you need mesh and base coat These two cracks I think are just a little bit of settlement and are just cosmetic I’ll get them to send me a photo in a weeks time If there is a larger patch like removing a window There is a K paint But you have to cover the whole panel It more of a grout than paint
  5. No the picture shows a new crack repair (Still wet ) If I was to k rend a wall next to it It would also look darker 3 day you will hardy see it It will be invisible within a week picture to follow

If it more than hairline It has to be raked out into a V pretty Mick like a skimming crack filled within 5 mil Then filled proud the following day and carefully scraped flush If the render has been damaged badly we just cut a panel either side of say a window and pip a stop bead on K rend say if a repair is not noticeable from 3 mtrs It acceptable

Someone asked about K rend crack repairs a couple of weeks back I thought this may help anyone panicking that the odd crack has appeared Pictured is a House we did about four years ago I’ve just called round and carried out two free of charge repairs I was there less than an hour including having a bacon butty and a brew The Colour matched tubes are Suplies free Of charge by K rend You can see from the photo how little is used Tge repair is usually invisible after a couple of weeks Just clean 600 either side with an anti algi solution a week before Then wash off Or the rain will do it for you Hope this is of interest to someone

All the Batons that are used are pressure treated Just the same as the ones on your roof The membrane and cladding or render Baird will keep them dry as a bone The building pictured Had been built and stood empty since 2008 crash The guys that cladded originally had battened out and boarded directly without a membrane So all had to be stripped off Even the batons that where in perfect condition

We inherited this job The guys that where doing it had there materials delivered Then they decided to Furlough Three weeks in the company asked us to drop on it for a week so that the scaffolding could come down We do a lot of battening for cement board and render Always treated tile batons 65 mil STAINLESS screws

It just doesn’t fill me with confidence when it’s stated within the industry a soft wood TB is expected to last 25 30 years If I was to have TF house I would fire stop between flour ALL electrical fittings would be with there own one hour fire rated box We do this on apartments and commercial premises It takes us about ten minutes per box to make and fix TF are great for speed We’ve recently done a site in Preston Can’t remember the TF company All Scottish lads Nothing was square Everything went in at a rate of nots But I can see the attraction for self build Your looking around £20 m2 for tradition plus materials You won’t get near that with a timber frame company

I’ve worked on both for over thirty five years and chose to use traditional Airtightness isn’t an issue with traditional Most self builds are TF because it’s quicker and more convenient But TF kits are over priced Some of the TF houses I’ve worked on have a bare minimum of fire protection and are thrown together TF houses have a very short lifespan compared to tradition Sure there are TF houses that are hundreds of years old But they are not made of unseasoned ;4x2 and OSB They just don’t look good value for money I’ve built a 5 bed 3 bathroom home for under 200 k valued at 750k I know if I would have gone the TF route it would have cost far more

You will save a lot of money not using a kit house Just as I started our build I plastered and rendered two identical houses one was kit with a block and stone outer skin The other was block and block also with a stone front Out of curiosity I asked where each where upto to water tight One was 62k the other just over a 100 k We have come in at £830 km2 for traditional doing the majority ourselves and could have easily shaved Off 150m2 for a basic build B&Q kitchen Bathrooms Laminate floors Gravel drive etc You also need to keep professional fees down to a minimum Bats Newts contaminated land Soil surveys Can all rack up If your not careful
  18. Get as much detail as possible Ie windows and doors plaster-boarding digits gutters You May find that one has included some or all of these and the other hasn’t 2-3 on the air test is easily achievable even on a mass produced brick and block house
  19. You could always use Metsec framing It’s structural So needs very little fixing I’ve cladded it with timber cement board finished panels you can put what ever thickness of insulation behind it

I’ve got our tree report somewhere We are surrounded by trees The SE did remark that trees removed can be more problematic than those remaining Something to do with the roots still sucking the water up He asked me to mark those to be removed and recommended using clay board to help combat the heave
