Ha ha Ian The problem most of us face when a plot Not you You lucky bugger owning the land Is the seller has had an estate agent round telling them a 4 bed will be worth 650k ish Land 200 and then an Architect will tell them it will cost x number of pounds Leaving a massive profit for the Self builder I think in the current climate most would be happy with a bespoke home at a break even price

Just watched the latest instalment Two financial analysts While they didn’t know much about building they new all about finance and budgeting Original budget was 280k Finished at 400k With a compromise on some of the more expensive items It does show that you need to be very careful when first estimating Especially with time and Labour costs In the search for our second plot We recently visited a plot in a beautiful spot local to us The owner showed us round He stated that he wasn’t open to offers as he knows the builds final worth He then told us the his Architect had told him That 110k would build a four bed home Of course kitchen and landscaping would be on top of that We hadn’t mentioned that We had spent £830 M2 building a five bed 283 M2 home Doing most of the work ourselves

  10. You can do a lot of the setting out yourself Ive set out with lasers EDM etc for years It’s quite surprising how many trades still use chalk lines and string lines Just because they have always done it tgat way

You are better buying the land separately and get your permissions through A lender may well loan you the money on a conversion but not on something that hasn’t been passed yet Developing and self building a two totally different things Dont forget to include a cil levy on each property If it apples in your area

I try to stick with Krend Acrylic if possible but have used Stucco and others Very often we don’t have a lot of choice in what we price for As I’ve said before the guys and girls that run K rend are second to none Slightest issue with the product and there over from Ireland for a site visit Once you have base coated and meshed the ICF you can use most through coloured renders ICF is less problematic than some of the high suction blocks If your plasterer is not a regular buyer in quantity of these renders Prices quoted can be high Not sure about three time’s though
