Wow - Are Exterior doors really that expensive?
nod replied to Triassic's topic in Doors & Door Frames
We paid 18 for solidore front and back Two years ago I have an account with Quikslide Seems more expensive going direct to some of these companies -
Pictures would help Id a similar issue at our last house The pipe ran along the trench is was digging So it was a case of knocking on doors and asking neighbors not to use there loos while I moved the 12 mtr length of pipe and added a inspection chamber If it had crosse the trench BC would of allowed me to put a concrete lintel in and simply build over
-
I used EBay Build for less Local merchant couldn’t get near there prices Travers Perkins deli rd them though
-
We looked at Italian and eventually settled on German My wife informs me the Italian kitchen we nearly settled on was Scavolini Not sure of the spelling It was really nice like the other 20 we looked at ?
-
I have about a dozen of these While they are pricey They are virtually indestructible You can run a tracked machine or 20 ton lorry on them Just pressure wash them down when you no longer need them and put them on eBay for nearly what you have paid
-
If the floor is still drying it can still lift Even with Ditra
-
Cut a 150 concrete lintel to size
-
As Peter has already pointed out You must get the moisture content down in the floor, If it’s not dry the tiles will lift
-
Don’t use Ardex 200 onto concrete It’s for sticking the matting to timber Use flexible tile adhesive with a 6 mil notch
-
There’s not much between the insulation sheets Some are slightly cheaper than others Kingspan is as good as any Any of the Porcelain tiles are good with UFH

How long to get Agreement in Principle...?

Most seem to be doing that quite a few banks pulling funds We are on one today 6000 sq foot Trying to sell as is -
Most trades would expect cash from a self build
-
No None of them are If you look online how many companies are offering air testing it explains Tge oresure they are under to follow the sap Before this all began I was working on one of the largest Medicine storage facilities We where still sealing the building when four range rovers arrived with four massive fans and requested no one leave for 60 minutes It was several days before we finished sealing the building yet it still scored slightly under two While it is a very well put together refrigerated building It simply wasn’t ready
-
I wouldn’t worry Ive never heard of a air test fail They normally work around the number you give them pictured is a site that we are doing at the moment The houses leak like a civ But ALL scot a 2
-
One thing I did notice is your batons are out of date now A gypliner system will give you far better soundproofing and is much quicker to install Also you could leave the plaster in place if you didn’t fancy knocking it all off

What cost per m2 can we REALISTICALLY achieve?
nod replied to Mulberry View's topic in Costing & Estimating
Most of the trades floating around doing private work are expensive and less than perfect Although I’ve been in building all my adult life There are lots of things we tackled that where not my bag But with a bit of care and time most things are doable Good luck -

We knew we would be selling So while we did it nice we took the advice of an estate agent friend and push the boat out on the finish All German and Italian If it had just been for us We wouldn’t have spent on bifold Neff dishwasher 800 quid Italian extractor All of which we hardly use Oh and two bathrooms that we have never used -

Labour Labour Labour Without any doubt We also bought materials at good prices Where we could Kept the professional fees down to a minimum We where very lucky with Conections All in the same place 750 810 1150 Though other costs where going to be high 750 tons of much to move and pay for leveling the site prior to starting Tree roots meant deep foundation 100 cube of concrete plus B&B Planners insisting on more than thirty sash windows My wife choosing the most expensive Italian floor tiles (160 m2) and 17 on a German Kitchen Saved four k fitting it myself My wife and myself slated the roofs We returned just over a thousand warped slates If we had brought someone in They would have chucked these off the scaffold No chance of taking them back for a refund No one will look after your money better than yourself -

We came in at £780 5 bed 3 bath Traditional built to a high standard I expect to keep under a £1000 m2 for our next one -
If you are looking for high levels of insulation on solid walls It won’t be cheap I’m a plastering contractor and used insulated pp onto the block work Don’t use Parge coat it’s a waste of money and unnecessary if the room is sealed properly Another option Perhaps the best for you would be to add a 50 mil metal stud and insulate or add your multi foil behind it Leaving good airflow As Peter has already pointed out
-
You could add some internal solid walls Which would allow you to get rid of some of the steel Unless you wanting most of the GF to be open plan
-
Ha ha same here Final inspection went “Can’t stop colleague off sick I need cert for slate gas electric and BC sign off” Didnt look upstairs or outside

Unfortunately for many lenders they would want a full ten year building warranty Protec will do a retrospective warranty that assumes everything underground was done to drawing A friend spend about a week sorting his out For his forever home That he was selling 18 months after he had completed it
