  1. im building a timber framed house extension but as I'm only 350mm from boundry I need 1 wall to have a 30min fire rating I'm using Hardie plank to clad the wall with but the building inspector says I need additional fire protection can anyone tell me the cheapest way out of this please as usual its all costing more than I had guessed so running low on pennies many thanks for any ideas

  3. so I plan on building a 3 meter deep rear extension under the permitted development scheme I have just started digging out foundations by hand and come across the main toilet drain that runs accronn the back of all the properties in this row , its a 1915 house and the pipe is only 240mm below finished floor level it can not be moved as it serves more than just me , the manhole in the garden is only 380mm deep please can anyone offer me any light here , im gutted thanks
  4. with out digging the entire patio up thats not possible the patio is huge with a slight fall as my garden slopes towards the house . does the damp course have to be below door step level ? I had planned a timber frame building but 150mm from outside to finished floor is just not possible do I have any other options ? thanks
  5. my issue is that the external ground height is only going to be 3 inches lower than the floor in the extension due to the existing patio that is already in place and the floor in the house already thanks
  6. can anyone help me please , ive spent ages online and cant get a accurate answer I have a 1920s house ( red brick) I plan on putting a timber framed single storey extension on the back 5.5m x 3m there is no trees for 20 meters at least . no drains running through , can anyone advise me please my assumptions so far from finished floor I do down 100mm for screed , 100mm for insulation and 50mm for sand and damp proof membrane so that means ill need a little brick wall 250mm high on top of the foundations , but how deep on top of this fo I need to dig down please thank so much for any help

  8. can anyone please confirm the minimum U value for a timber framed external wall and where the info came from . I keep finding different answers im trying to find out what thickness of Celotex or similar I need thanks so much for any help
  9. thanks for the reply . if I leave 200mm gap before the fence then am I to assume the rarty wall act does not apply as the Wass will be with in my boundary totally ? thanks again] they are like WALLS but smaller , ha ha ha

  11. sorry if the questions seem stupid 1 I plan on a rear single storey house extension that goes 3 meters from my back wall, how close can I build up to the fence line to the right of the rear of my property (semi detached) its a timber framed extension with cement board cladding , so I should not need access for maintenance my neighbour that side is a real piece of work and I know as soon as we start he will complain , so trying to get all in order first 2 how do I work out the height of my poured foundation in relation to finished floor level . thanks
