  1. As a hater of solar panels These look impressive Of course they will come at a cost But a massive improvement on conventional panels

Unfortunately everyone needs paying for there time Architects are no different If you can arrange the surveys yourself You are better off doing so Same goes for builders and trades Most seem to think Architechts have an extensive pool of builders and trades to pull from They don’t They simply pick up th phone and see who’s available Which is pretty much what all the building companies are doing at the moment There great saving to be made Even at this early stage

In reality there’s nothing much you can do Like solid built homes They get wet and dry out naturally At least with a single built house You can get the roof weathertight quite quickly Rather than leaving them open to the elements like most of the big jobs If I was to go down the TF route I would make sure no insulation went in till it was watertight

I recently visited the build show at Harrogate The HP suppliers seemed to think the grant for new properties would be reduced to £1500-2000 Which is a shame Accompanying us was friends who have recently completed there third self build They are on tanked gas and bitterly regret it They think that running costs will be at least a third more than piped gas
  17. We are building a similar size house over two floor No gas Oil no longer an option Tank gas or Heat pump We’ve decided on a heat pump On our previous build we had gas next to the plot and chose gas Much cheaper option and cheaper to run also

  20. You can either do that Or give it Ten days and tile under the units and bath There’s very little chance of problems in areas that arnt walked on The majority of commercial jobs that I tile have not been down long enough to fully dry Its very rarely practical

    The sap is only a number We where similar build to you Full fill 150 insulation 200 in the ground floor 88 No PV No MVRH I was quite surprised when doing our Sap for our next build that adding MVRH actually brings your score down As did not having openers on some windows type of heating Type of ASHP Lots of factors seem to effect a score
  22. I normally use a 100 mil strip of double wall and trim it off afterwards It helps if there’s a straight break across the doors We refuse to tile if there is no break across the doors
  23. We just used our best guess for a total rebuild Quite a bit less than the actual value of the house As the land usually makes up a third of the market value Contents is toted up as normal
  24. Yes Many years ago we used to lay chicken mesh over pipe and crack points like doorways
