  1. We built traditionally and when asked I said 2 and guess what we scored 2 In reality we where supposed to get bellow 5 Either I’d done a great job with the airtightness Or the tests are a complete waste of money
  2. Yes any of the turbo type blades are best Finer equals neater cuts
  3. No it isn’t critical Liquid or S&C screed always say that Poletdhene sheets will be fine Some ply on the external doors also
  4. Good point The amount of work that you do yourself will have a massive impact on your costings It seams a long time since we came in at 815m2 At a very good standard Something I have notice this time Planners have included our detached garage - workshop Last time while we included the material We didn’t add any m2 for the garages

    A year (Plus) later

I have sympathy for you weve been through all this Requests for surveys Then ask for something else The final straw was a request ORDER to have the plots agriculturally graded We pointed out that they hadn’t followed there own rules and exceeded the 16 week limit and requested the planners supervisor replace the planner that was dealing with it They requested a 48 hour extension Then push it through Dropping all of the daft requests and much to our surprise no pre commencement conditions
  7. I think most would go off M2 that is at the bottom of there drawing Or stated on there sap Build size
  8. Quick answer to sealing the cement boat is to seal with undiluted SBR Two coats 24 hours apart This will seal it and aid with the tiling

I think many suppliers are jumping on the bandwagon If fuel was to drop tomorrow They wouldn’t drop there prices Through lockdown oil prices plummeted I can’t remember haulage companies pass that on to the end user Once the recession kicks in They will all find a way to discount prices

I’m just so relieved the government has managed to keep inflation under 8%
  11. If you could You would burn the motor out in seconds Ive a petrol hole borer and it still gets stuck in roots
  12. We looked for seven years for our first Then the next two fell in our lap after looking for 12 months The main thing is to be ready financially Good plots at a good price are rarely on the market for long The NEC build show is by far the biggest and best of all the trade shows and definitely worth visiting There will be people attending that haven’t fully decided if self build is for them The exhibitors understand this and realize they are laying groundwork for future sales Good luck with your search
  13. My site experience kicking in again If we insulate before electricians or plumbers They either pull it down or aske us to remove it If your plumbers and sparks are happy to breath the fibers in Go for it 😁 It’s easier to put it in first as Nick says But check with your sparks and plumber first I bet at least one has an allergy to the stuff 😷
  14. It fine Most insulation on site is stored outside With little or no covering
  15. Run all your services first Then put the insulation in beneath
  16. 25 mtr Only 4 core in stock
  17. Is the above Armoured cable ok an old Electrician friend told me to buy British I can’t seem to find 10 mil 3 core Doncaster
  18. In reality Most people that are doing extensions will ask you for cash So vat won’t come into it In fact most on here bringing in individual trades will be asked for cash It May be worth finding your bricklayer As most doing extensions will either do there own GW Or have someone they work with Better and cheaper to do this
  19. Gypsum 15 mil soundblock performs the best For 2.5 mil it’s worth using 15 mil
  20. It depends on how you go about your build For arguments sake If the total brickwork cost was 20k your builder will nearly double that Everything will come with a very large mark up Some friends of ours have even been charged vat on some of the work they had done while using a main contractor Our build is 416 m2 and we will complete it to a very high spec within the 350k that we have budgeted
  21. Your welcome Realistic expectations
  22. We are pretty much the same as Joe on our next one Boulder clay We will run 75 meters to a dyke It would have cost more to put a tank in
  23. If you budget at around £1500-2000 m2 build cost on good ground Plus all the usual fees Buying - Surveys Conections etc
  24. Lost me at total family INCOME Very Face Book 😂
  25. You are probably looking at two days for a brickie £500 If he comes on his own More likely come with a labourer Anything under a £1000 Would be worth considering London-SE will be more ££
