The oak style porcelain planks are priced according to the print Most of the better quality planks are laser cut Italian Spanish Turkish and Portuguese Forget the rest Wickes sometimes get good tiles in But make sure you get enough as they are usually limited stock

I don’t think the timescale is an issue It’ will be more that you have started You would be able to get a professional Certificate If you have taken plenty of photo via to the trenches being filled and followed your SE foundation design

In my case BC wasn’t over keen on me reusing foundations So I had little choice However in your case if BC originally signed the foundations off It would make a big difference If they didn’t it may bite you on the arse at a later date It’s a get out of jail card for your builder at the very least Unless he put these foundations in originally -

I’ve done a couple like this Both occasions I’ve pulled the foundations out and left the slab in place I’m surprised that BC haven’t insisted on this BC sign off comes with no guarantee Your builder is unlikely to take responsibility for any structural elements of the extension I would start a fresh -

I did ask the question on our first build and Daves advise was if you have gas nearby it will be cheaper than ASH Good advise We will install ASHP on our next two The problem I have Is The government and sellers telling those who are now looking at ASHP that by replacing there gas boiler They will save money Even if all of us with our newly built well insulated homes could break even an older home hasn’t a chance Whilst we are on a gas boiler here and our house is twice the size of our previous home It’s cheaper to heat Which is all down to the amount of insulation Had we gone the TF route It would have been even cheaper to heat You simply can’t under estimate how important good insulation is Even something so cheap to install as a insulated loft hatch can make a significant difference While I don’t agree with the insulate Britain tactics They are correct in what they are saying -

Adding insulation to the loft and walls is probably the most cost effective Even on a well insulated home ASHP won’t be cheaper to run than gas Ideally you do need a well insulated house with UFH for a Heat Pump to be economical A friend of mine works for a company fits ASHP on a daily basis and says the about 95% of instructions are at 0 cost to the customer But still gets complaints that they are slow to hear the home and expensive I asked if he would fit one in his and he replied No not without UFH -
We had PV in the planning for our first build Both my wife and myself hate the site of PV panels So decided to ignore and not install Projected cost 11k Annual saving £200-300 30 years payback Am I missing something We have omitted PV from our next two after speaking to our Sap guy and Architect Sap guy said PV will move you up 2 points Both said if you are looking at a financial return don’t bother

They don’t need to come to site if ground tests are needed You can use someone local He will need you Architects drawings foundation design Roof and floors Steels and lintels We paid under a £1000

I’ve sent someone today to grout it all She seam happy She didn’t like the dark edges of the tiles and didn’t like the edge beads being held on with gaffer tape The builder shouldn’t have let her look at a half finished job Just for reference for those getting tile quotes Average of wall and floors 53m2 My laboure price £1643-1113 for the other tilers for three I tiled the one pictured in two and a half days but I don’t grout anymore 😁 I just had these rates to hand as I thought we would be taking them back up May help forum members with there tiling budgeting Ps Ive had to buy the tiles and adhesive 5% profit on that Unlike Buildhub members The builder will pay me in 8-12 weeks time ☺️

If tiles you will need 6 mill for matting most floor tiles are 12-15 mil So Tge adhesive would be 12-15 mil 35-40 mil

In reality people on Benefits and low income are already at the front of the queue Very similar to the old gas boiler scheme Where they will pay the full cost of replacing a gas boiler if a person is on benefits Even landlords qualify for this -
Never do the floor first Certainly not on timber floors One of the main reasons is damage and with these four bathrooms all the floor joints line with the walls Much easier to line up the floor with the walls

We are not to bad because we are working for the builder and do around 50 bathrooms per year for them As long as they are happy We are ok

They are actually a very good quality tile There’s a weeks work there for three of us She has asked me why I’ve put triangles in the sunken tray Said they look odd Tge builders contracts manager has been down and said he will pay me to take them up and replace with different tiles if need be The house is 950k and she’s up-to 1.3 so far There’s nothing wrong with the tiling I think the tiles are a bit plain for such large bathrooms We will have to replace the Impey waterproofing and probably the boards

Welcome When asked about securing a plot I always answer in the same way Be ready financially in our first plot purchase We we’re the lowest of three offers But the only one that was ready to commit Our second and third fell into our lap via a friend The two neighbors came up with a much better offer But took to long The deal had already been done In my experience most plot owners have either just gained PP and want to cash in Or need to raise fund via the sale In any case plot sellers are more impatient than house sellers Good luck with your search

The problem is theres so many private companies at it If they where to fail major house builders The house builders would simply use someone else As I’ve stated previously Most seam to be done as a desktop test The commercial building that I work on always tested But after 40 years of fireproofing and soundproofing I still don’t understand how most score under three
