Because suggesting such high standards when the existing quality of builds are appalling, would grind the industry to a halt. Yes, in an ideal world you would have such quality, but in the current state of home building they couldn't dream of building the number of homes they have already sold.

If your drawings include measurements and they were approved, I don't think they can disagree with you building it to drawing. It was after all, approved.

You can be very creative with office led lighting if needed.. Simple trim around the edge can make it look like a faux skylight. Most people assume it is one! Without the risk of leaking.

I had a regular call out to replace these in a hotel where European travellers would force euro plugs into them. Think they were the 2A version.. Smaller pins, the face plate would be cracked, I think I was replacing 3 or 4 a month into they moved over to flexed outlets for the table lamps

If its overnight charging, what about wireless charging? The charge mats Double up as drinks coasters for the morning cuppa 😂

Is there any advantage in getting one supply to cover both plots? One cabinet large enough for two meters, but only one installed. Separating at a later date if needed, as he doesn't plan on selling the second site. As in one standing charge. Lower cost install..

This. None of mine, nor my family have identifying address details on our keys for this reason.. And if I ever stay in a hotel with a numbered key fob, the first thing I do is take it off. It's an advert that you're not inside. Every time we go in holiday, we see people dining in restaurants with their "overpriced hotel room 101" keys on the table on full display.. Criminals are largely opportunists, take away the opportunity, reduce the victim status to negligible.

Yeah those are not stackable once you actually put tools in them.. And they only hold certain shaped tools. Better off with deeper compartments and wider so you can move tools around and find the one you need that's always at the bottom

Mines similar, but still mostly triangular, but flat top. I'll get a pic in a minute

I used to get through loads of the plastic material tote bags, they all get wrecked easily, handles snap, tools get buried. Now I have three Tote boxes, all hand made of ply. Off cuts, with a metal conduit handle. Haven't got a pic of mine on my phone, but they're similar to these. Best things I ever made, they stack!

Help with new build design please

Dressing room couldn't be classed as a bedroom without a window? You'd need to swap with bathroom and add a window -
Many tradesman wouldn't set foot on a site unless they can plug in a kettle.. Just saying! Lol

From the site layout, I think you are missing a trick on enjoying your outside view. Perhaps a conservatory on the back, and shorten the utility (sorry for the rough drawn pic) -
Builder recommending insulation in joists under flat warm roof
FuerteStu replied to swank's topic in Flat Roofs
So no extra for acoustic insulation? Warm roofs can transfer a lot of sound through them.- 15 replies

Help with new build design please

Utility room seems excessive.. Not much storage for beds 2 and 3. -
Only difference is the lack of bonding to the metal covering on the outside. Pendants are class 2, this looks class poo.

Lifting first floorboard without damaging others
FuerteStu replied to Sparrowhawk's topic in Wood & Laminate Flooring
If you have a thin metal strip, you can lay that on top of the second board to stop it getting damaged. Just about anything will do, I've used a Flat part of a set square before! With those nails, there will inevitably be damage, you could try punching them down further into the joist before removing the board. -
Fuses are much more tolerant to surges, the mcb will always trip first. Problem is, you shouldn't have to worry about going out there to reset the breaker. You'll be better off getting a fused Isolator. If the worst ever happens, yours will go first before the DNO

The prices you are seeing are probably (like most wholesalers) way higher than they would actually charge. Try calling them up and saying 'what's the best price you can give me'. I've seen them cut the price in half before for one off sales, even lower for regular customers.

Plastering kitchen vs unknown socket locations

Yes. You only see the flex for things like a toaster or coffee machine. -
Plastering kitchen vs unknown socket locations

There is always another option.. I've fitted bench trunking in several kitchens now and people love it! It can be fitted to the underside of cabinets against the wall. It hides all the spurs for amenities as well as Sockets. Leaving an easy tile, easy clean splashback. You'll only need to chisel out a drop into it (or hide it in trunking inside a cabinet) then a drop underneath the units for appliance feeds. showimage.bmp
