You having lots of PV ? You'd need a whopper of a unit if you went Sunamp TBH, so it would be too expensive imo. Your house is the opposite of passive . ( Like mine is too ). Big sunamp = big pv array + E7 / E10 to fortify when the suns not out.

Have a spiral staircase if you like them, I like them. The original stairs will also look great in the space, as it'll be open an light anyway. The sloped ceiling in the cinema room will be a quirk that works for the space imo, as I've never stood up to watch a film. Losing that stray kitchen unit is a good shout, but I'd keep the utility as that's a good space for the un-pretty kitchen stuff. Saves on expensive looking integrated alliances where they're not needed, plus a big house wants a big washer and a big drier which you won't get if integrated. 6 of us in mine so big washer & drier is a no brainer. The ceiling spots and the bath spot were both on dimmers. The mirror lights and pocket lights just on switches. Excellent control over the 'mood' lighting and sets the room apart from others with such simple forethought. Under the vanity was a 600mm led strip light and a PIR facing the door / bath. When getting up for a nighttime pee they just walk in and the floor gets nicely back lit for 4-5 mins then goes off on a timer. That feature is controlled by a photocell on the outside wall so it doesn't come on during daylight hours. There is also a mirror demister which is controlled by a thermistor on the 22mm hot feed to that bathroom. If hot water is drawn via any outlet the mirror demister comes on. It stays on until the 22mm pipe cools right down, just enough to cover it for a long bath.

Over that it was just a tiny bead of jasmine silicone so it was a) splash proof and b) easily removed. Do NOT CT1 anything you want to remove !

That bath is curved so just over 300mm between the bath and the spot. A couple of yoga lessons and a few less pies and it's an easy change. Just leave a good 1000mm of slack on the cable so you can pull it away from the bath to change it. Bearing in mind we fitted top quality units with 50,000 hours lamp life .

+1. Attention to detail needn't cost that much more, but I guess it's knowing your enemy ( draughtiness and poorly insulated floors / walls / roofspace etc ) is where we can help. . Ask lots of questions, THEN crack on. Some basics to be going on with in the meantime..... 1) You doing it up to sell? 2) Do you have a budget? 3) If the pigeons are resident is this totally derelict? 4) If so, when was it last lived in? As number Johnny 5 would say..."input!"

Deffo make it so you start on cuts all the way up the trim, and finish with cuts all the way up. Don't start or finish with a bevel, even more if running into an internal or external corners Dont buy your missus a birthday card, and then when she protests just bring in the bag with all the 13mm off cuts . Siliconing is interesting, so use a colour matched grout and silicone to suit, with less being more.

In case anyone is confusing a little grinder with some gi-bungous petrol building slayer....... A diamond mortar rake which fits in a hand held 4"grinder. ?

Errrrrrrrm, the one where brickies own an angle grinder with a diamond encrusted blade, as opposed to the one where they wear small triangles of fur and bash away with primitive tools ( probably made by Silverline ha ha )

Diamond rake in an angle grinder will zip a brick out in about 3-5 mins tops ( if they hail from this century ) ?

When it's man made you should be fine to keep taking as they come out of the box, it's only when good old nature gets involved that things go south. Large format marble effect is often a nightmare, with the last one I did having just a few boxes bought and the pattern repeated a lot so that kept me on my toes. I did my bathroom floors in travertine and I had to switch my OCD off and just lay them. Worst thing someone can say to me is "can you lay the tiles in a random pattern". That's me, head fried.
