No, you don’t need these to be installed by an MCS installer in order to get the completion certificate.

I have a De Longi. I don’t drink much coffee, just one cup per day max, but the De Longi seems fine. It has a milk gadget for lattes but I just keep that in the cupboard and drag it out when visitors come.

Welcome to the forum! For a VAT reclaim for a new build you can only keep the foundations and a single facade noted in the planning permission as needing to be retained due to its architectural significance. Looks like the above may count as a conversion however which is also able to be zero rated as long as the existing property meets certain conditions. The main one is that no one has lived in the structure for 10+ years. This includes the structure being used as a domestic garage. HMRC will check your planning permission to check that it meets the criteria so it’s worth ensuring that is in order before you start. There is a sub forum for VAT reclaims that will appear once you have made 10 posts.

No consolation to you but I got my kitchen refunded and I didn’t have a piece of paper saying ‘invoice’. I sent all of the order documentation that had name / address on it, and all of the itemised receipts that showed the VAT registration number etc. Unfortunately it seems that it’s down to the person who checked your claim. If it’s within 4 years there is no reason why Wickes can’t issue what is required so do write to them. It’s annoying however as there is some discretion when a company is providing alternative evidence for claiming input tax but that discretion hasn’t been allowed for your reclaim. That's true. If it's only the door size and not the structure that needs to be altered I doubt they'll even check. Absolutely nothing was measured here to see if it was in accordance with the plans. They'd likely only check if it was something that was at odds with Part M or similar.

As you mention warrant I assume you are in Scotland? Best thing is to ring building control tomorrow and ask. My LA (Borders) allowed me to make relatively minor amendments to my plans (such as the one you describe) by writing on them with a red pen showing the amendments. I did have to pay for a warrant amendment however but I stored a few things up until I asked for the formal amendment to be done.

I didn’t do anything quite as thorough as the 2 posters above but as soon as you take into account the parts being supplied it looks about the right sort of money to me.

How it works is that you lose the money and the goods (or it did when I returned something to a company that went into administration a week later). Luckily my credit card company made a goodwill gesture and refunded me which they didn’t need to do given that it was only £90 so not eligible for Section 75.- 28 replies

I read into the OP’s message that the windows themselves are safe and due to be delivered but the (separate) installers who had been paid 50% of the installation cost upfront have gone into administration.- 28 replies

You can use an approved VAT reclaim. The issue with that is the timing. -

I would follow that up with confirmation in writing because that’s quite a big turnaround from their previous stance on this albeit that seemed to be a new stance. There have been cases that have gone to tribunal where the appellant claimed that they got specific info from HMRC’s helpline where HMRC didn’t agree when it came to the claim and said that they didn’t have a record of the phone call. I actually phoned several months ago and asked if the occupancy date was used to determine when the claim had to be sent or could it still be the completion certificate and I was told that the occupancy date wasn’t relevant, and this was at the same time as they were refusing claims due to how long the dwelling had been occupied. So pinch of salt! -

Use Twitter to contact them and call out both the issue and their unresponsive support line. They tend to be a bit more responsive on there.

Assuming you qualify for an exemption (checking out the class Q aspect as above or change that to a demolition / new build) you have to follow the rules strictly to the letter as @ProDave says. If you miss a step or get it wrong the exemption can be cancelled. You have to apply for the exemption AND submit the commencement of work starting paperwork BEFORE you put a spade in the ground. If it qualifies for the exemption you also have to live there for 3 years after the completion certificate is issued, plus you have to evidence that it was a self build by providing a copy of your self build mortgage, a self build warranty or an approved HMRC VAT reclaim within 6 months of the completion certificate being issued.
