Companies can adjust their VAT returns up to 4 years plus the period to the start of that tax year so yes they can sort that with HMRC. If it’s over that time, the company has gone bust or deregistered for VAT you are stuffed however so always best to fully consider if you have been charged the right VAT from the get go. -
I doubt it TBH as I have seen multiple threads on accountancy sites where ‘officials’ have attempted to get invoices and failed. Mobile phone companies in particular came under a lot of criticism. It’s entirely down to the company you are dealing with quite often. I suspect that those that deal with eBay purchases may well be less inclined to provide decent VAT invoices than those that supply trades for example. A builder’s merchant will always supply a VAT invoice, whereas a retail outlet may not.

It seems entirely dependent on who processes the claim unfortunately (or fortunately if you get one passed that doesn’t quite fit the criteria). I had one or 2 that I thought might be a bit dodgy in that they didn’t explicitly say invoice but they were paid without question. Others on here have had similar things refused. Happy days for you though! Much better than the 20 weeks I waited last year.

This seems to be yet another area where the self builder is at a disadvantage because the reclaim scheme requires an invoice yet legally a VAT registered seller does not have to supply one to an individual. This thread is quite old but relevant: https://www.ukbusinessforums.co.uk/threads/is-a-paypal-receipt-sellers-vat-number-sufficient-to-claim-back-vat.285317/ I would keep on at the seller and say that you will report them to HMRC if they don't supply an invoice showing the VAT paid. They may not know that legally they don't have to supply one. Ultimately you do take a bit of a chance when dealing with eBay sellers unfortunately, and not going through eBay puts you at an even greater disadvantage as eBay supply a seller with the tools to create invoices etc.

Oh that's a pain because eBay may have helped you out with this. Unfortunately I don't believe that a supplier has a legal obligation to provide a VAT invoice unless you are VAT registered (although most do) so ALWAYS best to clarify that they will do so before purchase. How do you have an eBay invoice if the transaction wasn't completed through eBay however? Well, if the company still refuses to send you one maybe you can add the VAT number to the invoice yourself (assuming all of the other details required are on there)? An invoice does not have to show VAT separately and there is a separate section in the claim form for purchases where VAT is not shown separately. I had a few such invoices (although they did all have the VAT number on them) and one where the VAT was worth several hundred pounds. The VAT for all of these was refunded without any issues. For this particular transaction I would attach the receipt from Paypal. Plus keep hold of the emails. It may still not get paid if HMRC aren't happy with it but it's your best shot if you really can't get an invoice from them.

Depends if you want to be able to claim on your SE's indemnity insurance later because if you go against their instructions and something goes wrong you're in a tricky position. Have you approached the SE with the BCO's view to see what his thoughts are?

Yep, and another is that in general the rooms are simply bigger and quite often smaller houses have a similar number of rooms but you are only buying 1 kitchen, 1 heating system, 1 MVHR unit, 1 front door etc. Yes those things can be a bit larger in a larger house but they don't generally cost twice as much when comparing (for example) a 180 m2 house to a 360 m2 house.

Not on the floor slab, this is where the parking area now is, and before the enclosure was put up. The enclosure eventually blew down (not with someone on the bog thankfully!). Worked well during the time we needed it.

A friend of mine did that too ?. HMRC say that they might ask for proof of payment so it was to cover that too as I used a multitude of credit cards during the build offering cash back, air miles et al. -

And it’s way easier if you prepare everything for the eventual VAT claim as you go along. Saves a lot of time at the end and helps with the discipline of checking everything is ok from the get go as invoicing errors / queries are much easier to deal with when they happen than a year or more down the line. I used to use the early evening on a Sunday night to keep all the accounts and budgeting up to date. Paid off when I came to claim. -

As above you need 10 posts to see it but here is the link. It will magically appear when you hit 10 ? Do you have CIL? If so I’d be more concerned about that to begin with as there are things you MUST do BEFORE putting a spade in the ground. Happy days if you don’t. -

It’s not really applying for the exception that’s the issue, it’s because there are some very time critical forms to complete before and after the build. Miss the timescales and you could forfeit the exemption. -
I remember only too well and it's a long time after my build. I think to a degree you are going to have to trust your builder. Presumably you have employed him as he comes recommended and knows what he is doing? No one can really advise much without photos TBH as it's just too hard to envisage what's going on from words. Once you see things start to take shape properly I hope that it will feel a lot less stressful and you can enjoy watching things progress.

I haven't seen any evidence that they have done this for some time but they reserve the right to. I suspect that if you make a couple of genuine mistakes you wouldn't get fined. I imagine they would be more likely to fine you if you tried it on, or tried to reclaim VAT on a stack of ineligible items, services, VAT incorrectly charged etc. -

I use a hose end sprayer set to the right concentration. Means I don’t have to dilute anything. My 5l has lasted a few years. -

This is fortuitous as I have just come to the end of my current batch of weedkiller and need to buy more. I assume that this is the same as Gallup 360? It has been quite effective but I could do with a final spray before winter as there are still new weeds appearing. £30 for 5 litres seems to be about the going rate from a quick google -
Surely set back in this context means that it simply stays switched off unless the heating was to drop so low it reached the set back temperature? It’s nigh on impossible for it to come on at the level I set it at - it might come on if I’m away in the winter and the system is set to away. I can’t easily switch my room stats off for specific periods so the set back process allows me to determine when they are off and on.

Personally I set mine back when I’m not around as I don’t want my boiler to keep firing up. I then set it to come on again a couple of hours before I arrive home so that it’s up to temperature when I get in. The slab is slow to heat up but slow to cool down too so I don’t find that it drops too much during the day anyway. That works for me. YMMV.

I doubt @Ferdinand‘s mother will need a season ticket as that’s only if you pay for prescriptions and need multiple. It may be the difference between postcodes, ie some will prescribe the build up drinks and some won’t. My mother is down to 7.5 stone so she is getting them now. -

+1. We always get ‘free prescriptions’ called out as a massive benefit when as you say 90% of prescriptions are free in England and I pay a well into 4 figure sum of additional tax to live here with ‘free prescriptions’!! -

Both my hubby and my mother got them from the ordinary GP. Neither went to a dietitian. Hubby had his as he pretty much stopped being able to eat normal food, and my mother was prescribed them when she lost more than a stone after a RA flare up and she can’t afford to lose that amount of weight.
