  4. On materials yes you can. On labour or supply & fit as a new build it needs to be zero rated.
  5. I couldn’t extend my self build policy. I tried but they said no to the extension so I went through Quoterack and sourced a specialist policy via a broker. It was just a standard house and contents policy in effect but it stated that it was a new property under construction and that it was currently unoccupied. I wasn’t able to get accidental damage cover at that point. The cover was £438 which is more expensive than my current policy including accidental damage today but I was happy to secure cover and it was still cheaper than the self build insurance. I know a couple of people who have tried to get a quote via Quoterack recently but didn’t have any joy.
  6. Mine was 25k but we didn’t have much that was zero rated so possibly a larger claim than those who used lots of VAT registered traders for supply and fit.
  7. We weren’t even living in ours when I got the insurance cover and there was still a significant amount to do internally even though the major ‘risky’ work was finished. I tried a few ‘normal’ insurance policies but was completely honest about the stage of the house and the lack of a completion certificate. All that I contacted said sorry they couldn’t help me so I decided a specialist policy was the only way forward. The last thing I wanted to do was obtain a policy and then find that as I hadn’t declared all of the circumstances that the insurance company refused to pay out on a technicality. Policies like those are worse than useless.
  8. Whenever I would say. Many people on here have moved in way ahead of any completion certificate being issued. You could ask for a temporary habitation certificate if you want to really make it official but that will no doubt trigger things such as council tax or whatever. You can use that certificate to trigger your VAT reclaim however if you want the money back before you completely finish.

  14. Welcome! To clarify the VAT postion, your conversion is either eligible for the VAT reclaim scheme or it's not. On the surface it looks as if it could well be. Read the notes in this link carefully to ensure that you qualify as the reclaim is at the end of the project so there is a lot of money at stake. VAT431C If you do qualify it works like this (all of this is in the link posted above but to summarise here): Any materials you buy yourself (must be in your name) you pay 20% VAT and can reclaim ALL of the 20% back via the reclaim scheme Any labour from a VAT registered trader is @ 5% and then you reclaim that 5% via the reclaim scheme Any supply and fit arrangements by a VAT registered trader are @ 5% (the whole invoice) and then you reclaim that 5% via the reclaim scheme If you use a non VAT registered trader for work they will need to charge you full VAT on materials as they don't have any way of reclaiming it themselves via a VAT return so if you are using non VAT registered traders try to supply the materials yourself (invoices in YOUR name) so that you can reclaim the VAT Ultimately you should get all of the VAT back (on eligible items and work) if your conversion is eligible and it will put you in the same position as a new build. There are lots of other details in that thread about what is eligible and when things can be 'zero rated'. For new builds labour and supply & fit are zero rated so where you read 'zero rated' for a conversion replace that with '5% rated of which that 5% can be reclaimed at the end of the build'. Pretty much everything else is the same. If you have any specific questions about VAT pop a reply on the other thread so that it keeps it all in one place.

  16. The thing with electric gates is safety so any installer will need good insurance as they can be extremely dangerous things if not set up correctly. A professional installer will be charging for that, plus they are the sort of thing that can be mishandled resulting in a fairly high number of customer call outs during the warranty period, again something an installer needs to factor into their quote. There have been a number of deaths caused by them, of children in particular.   17. I need an dishwasher emptying fairy as that’s the thing I like least ?. Maybe if I had 2 I could just rotate the stuff from one to the other without needing to empty it? ? First world problems! ?
  18. Seems like a good idea. I only have one but as I’m here on my own I only need to run it every couple of days anyway. There is plumbing for 2 washing machines but not 2 dishwashers.
  19. As above it's generally the completion certificate from building control and HMRC must receive the claim within 3 months of the certificate being issued. A warranty will only help you get a mortgage or resell within 10 years after building the house to someone who needs a mortgage, it won't help with the VAT reclaim.
  20. Oh! i think mine were all the same although the speed rating was different to the originals. I said I wanted Cross Climates, they looked them up, sold them to me and fitted them. That was at Costco at Lakeside though, not Edinburgh.

  22. It counts as work closely connected to the construction of the building and thus is is eligible for zero rating. Point the company carrying it out at VAT Notice 708 and supply them with a copy of your planning permission. VAT Notice 708
