  1. I have been using one, who I have found very good / responsive, though last time I spoke to them they are very busy and not taking on loads of new work, as not to get overwhelmed. I will PM the details and you can make your own mind up.

  3. yep, you don't know if it is a leak when flushing, or a joint somewhere weeping.
  4. you need a flat head screw driver to turn it, you may be able to reach it with a long screw driver, and turn it 90 degrees so the slot is perpendicular / across the flow direction.
  5. QVC is calling, you could make a killing as a hand model! ? My bet is on the cistern, is there any isolation valves you can shut off in the mean time?
  6. it could be worse, it could be a leak from a in wall cistern! At least you can get to the problem fairly easily, are there any panels that come off fairly easily?
  7. Check the easy bits first, connections to taps / toilet cistern? if its not an in wall cistern, check the threads that connect the cistern to the toilet bowl.
  8. That would be the easiest solution and not have any issues with mortgages etc, though depending what the land is used for it may need some rights of access over it.

I don't necessarily think that it is, I am splitting the title at the moment on my property and you need to fill in a TP1 form. https://www.gov.uk/government/publications/registered-titles-part-transfer-tp1 I have a conveyancer doing the work as there there is a mortgage on the property and there were a few rights that needed to be put on the new title. However i drew up the LR plans, which the conveyancer checked and was happy with. If there is no mortgages and no tricky rights to deal with I think you can do it yourself. If you are half decent at CAD you can even do the plans yourself. Be warned the LR is taking a long time splitting titles / land exchanges.
  10. We are splitting the title of our land, the land registry says 8-10 months to do the split. Though it is less if you put in a request to expidite. We are remortgaging the existing house, and apparently according to our solicitor we can complete on this without the official LR split.l, but the request submitted. However I think we will need the official split done for our self build mortgage on the split land. Hopefully when we get the self build mortgage offer we can expidite the LR split, or even better we can get the self build mortgage with the split processing.
  11. I am going through a broker that deals with self builds and have positive review of him so far. He has sorted out a remorgage of our eixting house which should complete in the next few weeks splitting the title of the plot of land / garden. We can then get self build mrtgage on that, he is looking at the market and we are going to go through the options next week. I'll let you know what I find out.

I am going through the process of waterproofing solutions / contractors for my 3 sided basement. it looks like a Type A barrier self adhesive membrane (with a surface premier) and geo drain earth side of it, i would interested to know the manufacturer. @Adam2 have you used waterproof concrete or going for a Type C barrier internally? Also that looks like EPS insulation on the outside of the geodrain?
  13. ringing builders merchants local to me, dense standard blocks are in the range 64 - 72p + VAT on a full load. Unfortunately i mainly want lightweights which are topping a quid each

  17. personally i am going to traditional sand and cement render, painted. Around me there are a ridiculous amount of new builds where the monocouche render looks atrocious.

  21. I would have thought that they would just hire in a beam lifter, £70 - £100 for a weeks hire. In my naive mind once the pad stone is in and level, its just a question of lifting the beam onto the pad stone, and put shims under if need to get that level, then mortar around the beam.
  22. Most of them are staight over openings like lintels sitting on pad stones, i think the longest is about 4m. I was a bit surprised with the response I got, may be he thinks the steels are more complicated than they are. While I am on the subject I bloody hope he includes installing the standard lintels ?
  23. My new build has a few steels in it, and I have been talking to a potential brickie to do the build. I asked if they would install the steels as they build, and they reply was they would prefer not. In my mind the steels need to go in at the same time, as the steels support the block work walls so to save getting someone else in I would have thought the brickie would do them. If brickies don't typically install steels as the build goes up, who does?
  24. you can get a retrospective structural warranty, as long as you get it before the house isn't over 10 years old https://buildsafe.co.uk/completed-house-warranty/ if you don't have to have a mortgage i would just crack on without one, and if you have to sell within 10 years get a retrospective structural warranty.
  25. I am in the process of getting a structural warranty and am also looking at LABC and buildzone (https://www.build-zone.com/), maybe worth giving them a try
