We managed to keep the room that the planner was concerned about, but had to step it back from the front facade and paint the external wall grey to break up the massing of it. -

Basically it's not his site, the location plan is below. Seeing this i can understand why the committee came to the over development conclusion, though I am surprised the planners actually supported it. It's a super compact site and not well orinated to other properties. I really struggle to see how any house would get permitted there, then again I am not a planner. -

He is saying that he doesn't believe it to be the wall that is the issue, it is the size of the house on the plot and how close it is to the boundary that is the issue. Looking at your site plan it does look pretty tight! -

This is pretty much my proposed external wall construction, though i am proposing to use dot and dabbed plasterboard on the inside. I have been toying with doing a parge coat. Rendered lightweight blockwork 7.3N (0.45 thermal e.g. Besblock insulite) 150mm Dritherm 32 lightweight blockwork 7.3N (0.45 thermal e.g. Besblock insulite) dot and dab plasterboard U-value of 0.18. Using an aerated block internally (0.18 thermal ) gets a U-value of 0.17, but i didn't want to use the aerated due to the reasons given above. Edit: the construction above with 200mm Dritherm 32 give a u value of 0.14 regardless if use the aerated block or the lightweight blockwork due to the rounding -

I know planning consultants that deal regularly with East Devon District Council (where OP is) and they always say that the Council are pretty conservative in what they allow and aren't that progressive. That said it really depends what area the existing house is or what @JennyDevon wants to do, as there are some stunning one off houses in East Devon that have been permitted. -
That isn't the max distance required in building regs it is 22m i think, Table 13 here https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/442889/BR_PDF_AD_H_2015.pdf Though if the rods come in 10m packs i would out a max of 18m between inspection chambers so you have 9m + 1m overlap from either inspection chamber

I would be nervy about having those length of runs and a joint under the house, especially when you could easily bring them round the house footprint

tbh i would go away from a set designs and go for something that you actually want and reflects the site. I am looking at not having the OSB above the insulation, and mechanically fixing the EPDM directly through the insulation. Does the OSB above the insulation significantly add to robustness?

It makes a lot of sense as you aren't restricted by what is already there and if you go new build you can claim the VAT back. -

Welcome to the feet, there is a crazy amount To think about but maybe start by posting what you want to achieve and what the bungalow looks like now. Don't worry about saying what you want to achieve as that will change along the journey. Where abouts are you in Devon as there are a few on the forum down this way. -
At what point does the cost of screws exceed the cost of the board?

I am just started my build but know I am going to put a VAT claim in at the end. Correct me if I am wrong but I can't claim back VAT on labour or equipment hire, and they need to be zero rated. As for recording materials I am thinking a massive spreadsheet record and scanned receipts. What have others done?
