  1. Who was the company you used in the end?
  2. Has anyone come across or used Robinson Manufacturing for their timber or specifically I-joists (JJI)? https://rmuk.co.uk/ There quote for I joists for my build have come in about a third less than Pasquill, and i am interested if anyone has used their joists.
  3. It was where the hwc was going to go before it went downstairs. It may be used for storage or even a mwhr.

That is a expensive plot, i would do a sanity check to make sure the house prices in the area reflect that and your build cost. it would be pushing it a lot with about £1,100 /m2 and you will be having to do loads of work yourself. I think to give yourself a fighting chance budget for £350k (~£1,500 /m2) There are people on here that have done less than £1,000 /m2, but they are generally in the trade and have done loads themselves and it has taken years. Where are you and your family going to live during the build? How much is the Fleming timber frame going to cost you, as that its going to take a good amount of your budget.

  6. I have had a quote for connection to the sewer in front of my plot. The sewer is in the road about 3.5m from my boundary, and has an invert of 1.5m below the road level. There will need to be a lane closure and 2 way traffic lights. The company have quoted £8k for the connection and drainage to my boundary. How does that sound?
  7. i don't understand the top picture, what is the gap in the middle of the lintel from? Bottom looks like the brickie messed up the opening width, and window fitter said "not my job"

  11. I did this last year, i managed to replace two well rotted lintels in a single day (crap brickwork :)). I used a single strong boy further up the wall, though i don't know the best place to put it in your case.

  14. It is a groundworker, so it could be the norm for you guys. I was surprised when he said it. If you don't mind as you are an experienced groundworker if i were to send you the hourly rates would you mind seeing if they are typical?

  16. Thanks that gives me some comfort. The PPC provider is the architect that did the planning and has had input detailed design / building regs design. The PPC may not be worth much in the real world but would prefer to give the architect the cash rather than a big firm. His PPC Is about 80% of the structural warranty, though he is not covering the waterproofing which I will be getting a CSSW with a IBG to cover.
  17. Am I being naive, but ive had a local tradie provide a quote of hourly rates based on 10 hour working days. Is that normal?
  18. My self build mortgage allows for a PPC rather than a 10 year structural warranty. If I went down the PPC route what issues could it cause down the line? I.e. what happens if we were to get a residential mortgage on completion, or we sold the house and the buyers mortgage company didn't accept a PPC?
  19. I don't think you do, I would have thought single skin block work with piers would be o.k, assuming there was no thermal requirements
  20. Good points on the vents and i was thinking of doing in built wardrobes in the wall between the first floor bedroom. MVHR is a possibility but I don't know if I can fit it in. See my post in the ventilation sub forum.
  21. The ensuite is a bit tricky, I want the toilet on the left so the foul will easily get to the svp. Not sure how else to arrange it.
  22. That is the funniest thing I have read all week ??? It isn't rocket science. It will be tough going through clay, and wet clay will get stuck to the blades. Just be careful not to damage the pipe.
  23. Yes, though it will depend on the soil on how easy it is. Get a pair of digging spoons https://www.toolstation.com/roughneck-post-hole-digger/p55706 The other week I had to get soil samples from a metre below ground. In Sandy soil I was able to get 3 samples in an hour. Buy these and dig a linear trench yourself

  25. I may put in a MVHR to mitigate having to open windows,but i really an stuck where to put one if i wanted to. As suggest by @Nickfromwaleshere are my proposed plans. One thought is to have the MVHR unit in the garage but would need to penetrate the warm building envelope. The manifold could go in the loft in the master suite. There could be space for the MVHR unit in the basement under the stairs but it would be really difficult to get the 75-100mm vents through to the upper floors. draft_BR_drawings_080321_-_redacted_medium.pdf
