  5. I would say that is somewhat too definitive depending on the circs. There are arguments for not splitting before marketing eg avoid up front costs or tax strategy. But there are reasons the other way too eg to change the ownership to a Ltd company for risk management reasons, or if the garden plot is over the size that makes the Revenue think Developer. I think that threshold is not totally defined but is around 1-2 acres. Ferdinand

Just the PApp fee will be 2.5k. Then there is design and tests and consultants and ologists and marketing. They may have spent 20k or more. F

You need to look into eg what work you can do yourselves, but for a start we need to know where you are, where the substation is, and what is in between, in or over which the cable will run or could potentially run. An anonymised plan with x and y marks the spot would be good. And to know whether you have time to address this carefully or are you committed to your dates and need to scramble. For dealing with utilities a few weeks in probably a very short time indeed. Ferdinand

I think there could be mileage in restricting compact flats to high standard newbuild rather than conversions, but that the author is mistaken in his restriction of the idea to Central London as the only “networked” environment yuppies want to live in. These days plenty of places are within a 30 minute commute of London eg Luton, West Drayton. And a huge range of inner suburbs within 30 minutes on the bike. F
  22. I think the attempted paternalism justification is quite funny. They are scared to argue practicality, perhaps ?. I can see a use for smaller units, particularly for example for Pieds-a-Terre, but I am not convinced that smaller flats would be that much cheaper to build. There would be a saving from increased density. There would also be a large effect from how Planning taxes were implemented - when cars were taxed on piston area we had a lot of longer stroke engines! This, like a lot of things, is perhaps substantially a London problem, exasperated by supply vs demand limitations. 380 sqft seems high as a blanket minimum. That is 20% larger than the 1961 Parker-Morris minimum for a 1 bed flat, and studios could be smaller than that. Parker-Morris is sometimes referenced by media generalists who have not taken the time to read the detail, who then are surprised by the actual numbers. To be fair, the 1967 Parker-Morris standard was about 8-9% larger. There are various projects around at the moment creating private ensuite room plus canteen and services for yuppies, as a modified form of student residence for graduates etc. The fly in that ointment is that some councils tax each room in an HMO as a Band A property.   23. Just to add another data point to provide more confusion. Our outside cat, which was a stray which appeared of its own accord, became an inside cat at age 14 or 15 ish.
  24. My brief view. A competent AT should do a good job. A competent architect should add a measure of inspiration. A client using an AT probably needs to supply that inspiration A client using an architect needs to direct and ground the Architect's inspiration. As Peter says, you pays your money and... hopefully after taking the time to learn your role in the dance with whoever you choose, and to have learnt to choose the right partner in the first place. A lot of spadework first makes for a better tree later! F
