First explore the difference between the two different sets of founds. I would think the extra to do it now may be negligible. A deeper slab or perimeter need not look much different to the simple one, surely?

Town edge plots can be awkward. You also need to be aware of your responsibilities, which will include removing travellers and cleaning up fly tipping. And that an empty field will deteriorate if you do not maintain it ... even getting someone to cut the grass to stop tussocking will cost a couple of hundred a year. So on that try and get one which does not back on to sources of chukaway crud eg gardens and for which you have a practical holding strategy eg rent bits to hobby farmers or hippies or a husky racer, or to a bloke with 4 cows to deter trespassers and a friend in a slaughterhouse, who gives you half a carcass per year. For optimising your opportunity, take a look at barriers to future development and which ones you can rule out. Eg is it in the Community Boundary, has it been in the Shlaa etc. Look up Shlaa . Be aware of other and that may go first. If you are happy with all of that and treat it as a nice thing plus a possible windfall. My opinion would be not to be Mr Inbetween .. go with enough for you and your future house perhaps bearing in mind the various dividing lines, or enough for a decent size housing estate, which in this case I would set as 5.1 Hectares due to the extra advantages of the rule. Big developers will not piddle about with say sites for 17 houses without a good reason. If you find yourself going for planning permission, then over a certain area they charge you by area to process tha Application, and it adds up quickly. To apply for 17 houses, should you take that option, will cost approx not much less than 17x the fees to apply for one house. Ferdinand -

I would suggest coming up with your own estimate for the exclusions to get a ballpark total, and for the bits you have commissioned ... architect, future PM etc. And get your total figure. Another 150k? Agree on another quote, and perhaps an online service QS too? Perhaps a quote by a package supplier, such as a TF company with a higher spec. Ferdinand -
I don't think there is any easy solution to this. Ultimately if you still end up with the issue, you could paint the rest to match the banded look of the house in the background. It may be easier to bit the bullet and redo part of all of the courses. Ferdinand

@Mc9 Further to this, you need to make sure that the product you select is the correct one wrt H&S etc. There are products designed for external and internal use; make sure you use something suitable should you choose to do so. Check it. (Thanks @PeterW) Ferdinand

Rather restrictive terms ? without referral to the insurer. No one over 65 ! And referring solicitors along with Football Club Directors and bodyguards to the insurer first seems a little harsh. I think that is the report linked to, not the body that did the research, which was German. do not know about the German body they link, These debunkers seem reputable, looking at the peeps involved. When looking at the claim, the first thing that jumps out is that they are relying on the imo silly kneejerk decision of the Germans to phase out nuclear after the Japan nuclear leak. I would see Lithium batteries as being as recyclable as aluminium before too long. Ferdinand -
In the birdbath run, it would be about half a dozen outlets, and possibly running from a water butt - which would be turned on for half an hour or so each day when I come in in the car. I could set up a hose, but do not currently have one that side. At the back I may need a larger run, which would be from a tap. F

Your cost constraint may well be the Professional Quals required by the Council, to do an authoritative interpretation.

Hoicking this thread out of Hades, has anyone experience of setting up one of these systems to also refresh a ground level bird bath? The BB may be as simple as a trad dustbin lid or similar, with an entry ramp. Cheers. Ferdinand

Might be worth capping the edges on the corner of the hips with something. That is the thing that will crack if someone up there ever stands on it. Not sure how, but possibly the metal angles from corrugated roofs glassed in at the edges or right over (?). Or perhaps glued on afterwards, or just sat on the resin as it sets. F

Agree with that .. a survey is impossible sensibly. However, I think that as long as it is treated as a diverse set of examples with some circumstances explained rather than a survey it is excellent context for any number of people. Sort f drawing an outline of the donkey they are pinning a tail on. -

I think the only report I got back that was bigger than the traffic survey in terms of Appendices was the Ground Conditions one. Of course, one option is to stuff your neighbours’ mouths with gold, in exchange for eg a triangle of land or limitation on hedge height etc. if the authorities will accept that. A long term alternative is to campaign for a 20mph limit ?. Ferdinand

Sounds as if the rules require bigger splays than OP can currently provide, so a speed survey will be evidence that the default calc is too stringent for the actual circs. i had one done for a larger development; it was expensive. One thing is to know exactly what they want, and what sort of authority has to be provided by your survey. There also exist databases of previous surveys .. especially if you have requirements relating to flow levels etc. I wonder if it can now be done using eg LIDAR rather than physical sensors. I would find a few surveys done in your area for projects like yours on the Council w/s and have a scoping chat with the people who did them. I would also try to ave a chat with the person at Highways who is handling it. Ferdinand

@Mc9 Welcome. 1 - Looks like you need 20 sheets approx. 4 x 4 for the walls floor roof, plus 2 x 2 for the ends. Minus holes so they can get in and see out. 2 - I see that Seconds and Co have non-foiled 60mm pir at 12.60 a sheet at present. https://www.secondsandco.co.uk/sale 3 - I would consider making the shed a little bit shorter to match 2 sheets in length if poss. 4 - For the walls have a look at the hollow plastic ship lap. Comes in 5m lengths so just need to handle one length and would work out at about 5 per sqm . Far more robust than plasterboard when it leaks. 5 - Have a look at roofing laths for your floor battens. Protected, cheap and come in 25mm x 50mm. F * Are you one of these annoying people who got all the three letter internet domains ? ?
