Lol. And for those that don’t understand I am laughing at the idea that this isn’t the first time he’s put his foot in his mouth! (Allegedly so not to upset those of a mild disposition.)

It is @craig. It’s laughing at the notion that posters on her (apparently including me) are out to hood-wink less experienced posters into employing them or buying their services. I don’t have a business to promote and I’m not trying to sell a service. I’ve (hopefully) helped dozens of posters (mostly by private messaging) with the skills and experience I have amassed over twenty years in the building industry.

Just for clarification to everyone. The original post reads like an insinuation that some posters are on here to promote their business disguised as helpful advice to less experienced self-builders. That was what the “lol” was about.

@CalvinHobbes Trying to save £. We are getting told if we change to roof trusses we won't have to use ecoojoists. Not necessarily. If you change to attic trusses them yes - the bottom chord becomes the floor joist. If however you change to a standard fink truss with a raised collar then no you will still need to keep the EcoJoists. and make a big saving. Would it be possible to use an i joist (even with a steel) instead and leave roof asplanned? Yes. Place a steel beam centrally in the room to break the span of the IJoist or whatever you’re planning to use. Probably the cheapest option but factor in cost of steel (including fire protection) SE fees and SE to look at supporting walls and structure to make sure the steel beam can be supported. The roof can stay as it is. -
Just draw a freehand sketch of what you are doing post it here and I’ll help you add a few notes. Seriously - I’m a BCO and I see worse everyday.

Do what most people do - submit the most basic of basic drawings and get BC to do an MOT on them. It’ll p*ss off your BCO but you’ll get a list of items that need to go on the drawings to get them to comply.

Speak to Visqueen first. BC will only give you a general idea of what is required.

And where’s the ventilation?

The external ground level at that point is too high - it looks like it’s the same height as the DPC and sub-floor ventilation. Surface water is by-passing the DPC. Pull the gravel back so that it’s about 250mm below the DPC and see if that does any good. Clear out the vents and let everything dry out. Going forward you’re going to have to reduce the ground level.
