Thought it might be a nice touch to have a sheltered area just outside the dining area.

I wouldn’t have one. Extend the flat roof covering up the pitched roof a minimum of 150mm and slope the flat roof to the front of the house. Simple enough to do and saves clearing leaves from a dedicated gutter.

Hi there, I’ll take a look at car turning but it might be a 15 point turn!! If you look at the floor plan you’ll see a triangular section of wall at each end of the building. This is to create the recess but at the same time to give a solid end wall. ETC.

What a load of sh*t. Build it out of cavity blockwork and attic trusses so that if you decide to put heating in you can insulate the walls at a later date. Get rid of all that steel and why on earth is there a raft? Standard strip foundations and a ground bearing slab. Use Keystone lintels over the openings. Two different sizes for floor joists shown on the drawings and putting a note on to say that the stairs will be designed by a specialist is a complete cop-out!

I’m doing another one at the moment where I’m putting the master suite upstairs with a roof garden. I’ll upload the drawings as soon as I can.

@Thorfun @Katie AG Hi - both great guesses but it’s a dormer window for the bathroom at first floor level. The bath will be directly behind the window. If you wanted to use the flat roof as a terrace I’d certainly consider moving the master suite upstairs with direct access.

I would assume that if you have a cavity barrier to the perimeter of the dwelling at first floor level that there would be a cavity tray above the cavity barrier. If there is a cavity barrier and if there is a cavity tray then you should have bedweeps at approximately 900mm centres.

If I owned the house next door I’d object - big time. It’s also on the party wall so if you do get planning it will need to be 1HRFR (glass and frame) and fixed shut. -
The litmus test is you can get your fat ar*e through it it’s grand - your BCO sounds a bit anal. Get him on site and show him you can get through it.

I’ll add some colour tomorrow. Basically a wedge shaped upstairs and flat roof out shots to the front and rear. The main part will be the wedge - cladding and the flat roof parts contrasting with white K-Rend - very fashionable! The wedge is the best way to bet the stairs to work keeping the ridge height within 6m. Also attached an elevation for another member using a similar concept - albeit a single storey house.

Glad you like it - sorry I have no idea of the cost but I’ve made the design quite simple to build - standard cavity wall construction and a few steel purlins. The cladding will add a bit of cost depending on what type up go for. I was also looking at another option - but I think it’s too big. It’s posted below FYI. Let me know if you need anything else. Also be aware that it’s a line drawing so the sizes will vary once you put walls on it. Thanks ETC.

It’ll probably end up a Keystone lintel and post. What they’ve drawn is quite simple - post and off-set angles to carry the outside leaf.
