  1. Aha - On next door's gable wall.
  2. Why do you need 90 minutes FR in a house?
  3. Irrespective of costs my solution is feasible (apart from the dormers which obviously don’t have foundations). The gables will have an outer masonry leaf at ground floor level to build off and attaching cladding to an outer block leaf is achievable. In any case have you looked at the impact of the reduced impact on your SAP. I doubt it’s significant.
  4. Why would you need another foundation? The outer leaf is already there just fix the Cedral or other to it.
  5. Put the Cedral or other on top of the brick or block outer leaf. Get the same effect. No need for ventilation and U-value stays the same.
  6. Between 0m - 1m you can only have 1.0m2 of unprotected area - ie doors or windows. If this satisfies the ventilation requirements (1/20th of the floor area) - grand. It will satisfy EEW requirement which requires a 750mmx450mm (0.33m2) but you may come across resistance from your neighbour. The window you have shown is too big.
  7. Planning aren't concerned with fire safety.
  8. No idea - I would have rejected it.
  9. Correct. However if the window is within 1.0m of the boundary it won't be permitted.
  10. Again Not correct. You will need an EEW.
  11. Not correct. The bedroom is an inner room and will need an alternative means of escape - ie an emergency egress window.
  12. If it was good enough for Cinderella it’ll be good enough……
  13. Needs to be a system-can’t just slap pink board around a steel beam. If any contractor used this I’d ask him for a British Gypsum/Lafarge system and would make sure he’s built to it.
  14. I only see the word lintel.
  15. Yes they will.
  16. It’s not a lintel it’s a steel beam. Bearing determined by the SE.
  17. Sorry - not my thing. The elevations look a bit too much on the 80’s side for my taste.
  18. Look at the specification on your SE drawing. You won’t get an answer here.
  19. As long as it’s a recognised system it will be fine. Don’t just slap a bit of pink board around the beams. Doesn’t work as simple as that.
  20. The extension doesn’t need a SAP. If you can’t get your glazing below 25% of the floor area (minus the area of glazing removed) use a calculated trade-off or get a SAP done to do an Equivalent Carbon Target calculation. Most companies shouldn’t need plans - they should come to the house and take a few measurements and ask you a few questions about what insulants you used.
  21. Where does the toilet roll go? Do you have to lean to the back wall to get a few sheets?
  22. Nor was he. Took him years to build his house though!
