Never seen the point of it myself to be honest but alot of people was adamant that they didn't want their new floors "destroyed" by all the trades that would go after, blocklayers etc.. I was always delighted though as it meant I didn't have to stay up all through a winters night powerfloating a dozen floor slabs we could just horse them in and say "ah sure there's a screed covering it , it'll be grand" ?

It wasnt an uncommon practice, alot of builder didn't want finished floors going in at the start of the process so allowed for a finished screed to go in after the plastering was done, fairly common for plasterers to lay the screed as their parting shot (in Ireland anyway). When I started 20+ years ago doing groundworks the majority of houses I done was done this way or 50% at least.

Solicitor didn't set out your house or have any part or care where you put your house checking that was on you. The Architect may have some blame in not knowing that moving the house would put it off your plot but hard to say not knowing how he was engaged or what information he had. I'm afraid it seems to be on you unfortunately. The Farmer would have course for legal action if he so wanted to but assuming he gave you the site for free so is fairly close or related to you so I'd doubt that BUT no one will be able to buy it unless you own the ground your house sits on. Talk to the farmer blame your architect and see what you can agree you have no other option. If he gifted the site I can't see him wanting to stick his arm in at this stage.

Like mentioned above do not mention anything to planners or Bank, get the site you own marked out exactly by an engineer to avoid an future errors and talk to the farmer. You would need to get the piece of land you need transferred into your name and ONLY if you were to sell it would I approach your solicitor to get the 2 parcels amalgamated.

Hi Russle the thick million would do the trick for the glazing area and immediate surround it's the acieveing the rest of the protruding surround around the window and matching as seamlessly as possible into the mullions. Hope that make sense. -

Yep looks like a good option I had been thinking of building a block on flat in the area of the surround to give me a 125mm but out then maybe some frame narrow frame to that and alluminium ? But GRP might be a lot easier. Just need to figure out window placement as they seem to be almost flush with the surround in that. -

Gents hoping someone here can help, i really want pretty much exactly what the picture below shows for around 3 wimdows but i just cant land on the construction methodology and materials should be and neither can my architectual tech. This style seems fairly popular on Pinterest in American homes but I can find this anywhere in Ireland or the UK. I suspect is timber built frame but I'd really prefer to minimise timber construction onto my Block and block build but if I have to I have to. Also wondering about window type and placement with the construction Any thoughts appreciated.

Almost impossible to answer without seeing ground conditions and loads. What's the differences in the quotes. Is it number, pile type, spread and or depth ??

Your best bet is to find out who owns the sewer, council or Thames water etc.. and contact them they will have to give permission for a connection and confirm capacity, no point having a builder look at it yet as the asset owner could put any type of conditions on a connection first.

There's no limit per say, depends on the size of the main but if there are only 2 other houses on it that should be no problem what so ever , as for other criteria it depends on the are your in, and who owns the main.

I'd be very wary of buying any large plant without viewing, regardless of how good an auction house is they won't do mechanical checks on any of the plant only a brief visual usually by someone who knows feck all about plant and it's sold as is no garuntees. I have put some pigs through auctions and have been caught with a few but given we have between 300 to 400 items of heavy plant and a team of fitters it's not such an issue. I'd try and visit before I bid on any big ticket items, then again you could be lucky but if not you could be very very unlucky..

Not familiar with this particular auction but use a few other big ones on a very regular basis. What type of plant are you buying ??

Thank MrPunter, yes I might look about another type of ventillaion only system that might negate the need for trickle vents and cold bathroom extractors fans. I have just over an acre and a half and a 6m x 12m garage so it would be very suitable for pv if needed. I just need to see what my architect has done or has planned .... I know I'm getting a bit of flack and have different priorities than some on here BUT I appreciate hearing all the different views / arguments on it regardless. Keep up the good work BH ? -

Hi Dave yes it's a new build. It is for an ammended planning application and as the approved application has 2 fireplaces I don't see it as being a problem BUT I could be very wrong. It has been known ? Whenever my architect finally comes back with the changes and let's me know if I need to do anything else I'll let us know. This Covid aparently stops everyone from working quickly but hopefully I'll know in the not to distant future Probably would get 60000 miles a year outta one of them ? or not at least in the timeframe required. -

I spent years designing and building pipelines to Carry oil and gas, I drive a 6.3 litre petrol car, have a diesel for work and do over 60000 miles a year so I guess I'm not that bothered by my carbon footprint, also my nearest neighbour is along way away and they like 95% or higher of my the houses in the county never mind local also burn fires and have oil central heating. It may not be right, it may not be best and I may be wrong as I am ALOT BUT I can live with that and I will have my open fireplace.
