This is one of my huge bug bears, the modern bunch of reality "celebrities" that seem to think normalising stupidity is ok or "cool", you see them asking what is the capital of Rome of some such like and giggling how silly they are ..... Makes me want to throw the telly out the window... -

If he wants to be a developer a couple of weeks as a labourer will do him no addition at all and if he went in with any trade for a couple of weeks a labourer is all he would be. If he was taking the long haul approach which it doesn't look like he is, working as a QS would be the most advantageous giving him a true handle in the costs and contracts along with helping him build good realtionships with a group of tested subcontractors. Otherwise if he wants to be a "developer" in the short term just go and buy a fixer upper and learn through the chaos -

Id been advised it was to drop towards the back end of the year and then got another email this morning from a large supplier warning of more price hikes with timber by far and above the biggest hike... some timber products OSB in particular due another 40% rise in 3 weeks ? -
The depth of limestone /type 1(which could be the same thing) is the only main difference and will be dependant on your ground. Is it going down on muck or is there a subbase laid already??

Just been reading up on it, sounds very good and seems to be a big push on it in Northern Ireland which is heavily reliant on heating oil. At a similar price to oil and with 90% less co2 output making it lower than natural gas or electric it's something I will be looking into for my build...... Everyday a school day... Thanks Nod

I am building in Northern Ireland and I am probably going to be buying my windows from a company in the republic of Ireland and wondered if the VAT on the quote would apply. It's for supply and Fit and I wanted to have an idea on this before final negotiations as I don't want him doing me a "deal" that he had to do anyway....

Nothing worse than people not turning up when agreed at least it was something you could sort yourself to avoid any knock on to other trades.

I must try them for a comparison and back check, I would be surprised (and annoyed) if the Murdock price is beaten. We run north of 1m a year through them at work and I have been promised an at cost price or as close to it as they can do... He has advised me to hold off for a few months with the order yet as they anticipate a price drop on timber toward the back end of the year, and to be honest it will be circa November before I'll need them on site

@Declan52 the "garage" has doubled from its original size and despite me being a bit of a petrol head I don't think I ever planned to put a car in it ? I always said sure I've plenty of room if I want a car garage in the future I'll build a different one. I think knowing myself if I put attic trusses in I'll end up going full hog and blowing a wad on it. As for the kids using it, I'd see that as another reason not to have it done, I don't want them getting too comfortable after college...

Thanks Nod I think you've single handedly answered my question for me. That might largely because it's the answer I wanted but thanks never the less? I had started to doubt myself I've had that many tell me I'm mad not to when I'm at it.

More than double for the trusses, plus additional installation plus I'm assuming additional insulation etc also for it to be habitable ??? given I've 1800sq ft garage/ gym/ studio also and it's not for sale I just don't see the benefit I think I'm right to leave it especially as I'm on a tight budget as it is.

Im am currently trying to nail down my roof design to get some final prices through and everyone keeps telling me I NEED to put attic trusses in to future proof the house however noone want to give a hint at the extra cost. The house is 3500sq ft without the attic and adding a roof space living area would add approx 800sq ft more. My take on it is I've 5 bedrooms which is one guest room and our family won't be getting any bigger so what would I be future proofing for. I will never sell the house so can't see the reason for the extra layout. I would imagine if the loft is dead space there would be additional savings that could be made over and above the timber and labour costs also. Anyone got any idea on an idea of percentage uplift to make the loft habitable as oppose to a standard fink style roof ??? Is it so small that I am as mad as some seem to think I am for not going attic trusses.????

I'm hearing the same thing over in Dublin too Nod. One of our big suppliers have a timber department who will sort out all my roof Tec for my build has told me to hang fire in till End Sept or Oct with the order and there should be a good price drop

Hi Delta, Unfortunately egards the mortgage specifically it's your broker who could best advise as there is too many unknowns for anyone here to advise accurately but your broker should be able to give you an idea of product your likely to be offered and their costs along with his own and may even be able to recommend a solicitor (if you don't have one and of his costs) Also again regards further upfront costs for the site to get further funding this can vary MASSIVELY from a few thousand to tens of thousands and is really dependant on the site you choose and the conditions that come with it, but as a rule the bank will want signed off planning permission and from building control, plus detailed costs for your self build that tallies with your loan amount request and the cash in your bank. Sorry I can't be more help but if you want to nail down costs you really need to nail down a site first -

What part of the world are you in?, that'll make a big difference regards budget but as per Nod 150k for all in is very very tight and unless you plan on something very small and on doing all or alot of the work yourself is probably unachievable -
Nice looking house Nod, I like it and hard to beat owning a bit of ground around your house to avoid any future developments becoming a nuisance. I'm currently trying to do a deal for 5 acres that would give me a good buffer zone on all sides although being fairly rural I don't think development would ever be an issue anyway

Hi Nod thanks for the good advice. He's a fair sized plastering contractor that does alot of work for me through our company ( currently rendering 2 apartment blocks and is about to get 2 more smaller ones) the cash element is soely to get it a few quid cheaper. He will stand over his work as a promise to his cousin my director so I'm happy enough that way

Your location can also play a massive part.i.e. London at one end of the cost scale and NI at the other end (thankfully)
