  1. Impossible to say without looking at the soil report and a review of the building loads but it is certainly possible however if all the figures work out that it's possible without piles you are more than likely to be pushed towards a heavy duty raft type slab foundation.

I am currently looking at this myself, I have sourced a local company that does a wide range on internal doors up to 2140mm (7ft) doors but I had my external doors and window head heights at 2.2m. My ceiling height is 2.750. My question is, is it ok to have the internal door head height that bit higher than the window head heights or would I be better lower the window and external height thatch or pay an additional £80 per internal door to raise them to match the 2.2 head height. I'd like you opinions on this as whilst it's a small thing it's been like a brain work and I can't seem to move on to the other 100 decisions I need to make quick till I land this one.
  3. The additional screed described is the one in which your pipework will be installed. If they have it down as a 100mm they probably have done so referencing a standard sand and cement screed, they are usually thicker to allow for strenght and to avoid shrinkage cracking. Liquid screed will do the same job and better at alot thinner circa 50-60mm and fill around the UFH pipework better allowing them to be more efficient. Also the thinner floor screed will dry faster helping your programme.
  4. No not fixed on Tarmac except on the actual drive. I have also though about resin for that reason also.

The garage will be 12 meters long so that would leave the tarmac area 12 meters deep from the front face of the house, Hard to see from crap sketch but I also have a 5 meter wide strip of tarmac running inbetween the garage and house which could be used as a hammerhead when reversing out of garage.
  6. Hi Gav that's what I'm worried about, Just not sure that 12meters in width would still be adequate. I have a habit of oversizing everything. I want it large enough to be practical without the council car park look

  8. Hi all, I am tweaking a few bits in the final design and was discussing with the missus about the tarmac area at the front of the house and it's size. I had originally had it as 15meters deep but as the garage shown is now 12meters long with the back starting in line with the front of the house she reckons we should terminate the tarmac in line with the front of the garage making it 12 meters deep. It's very unlike herself to suggest a cost saving as this would be but as it's a sloping site I don't want to leave it tight as extending afterwards would mean realigning the entrance road and all sorts of hassle. So do you think 12 meters will be more than amble ?? Sorry for the very crude sketch...

Hi all just joined from Fermanagh in N.Ireland. just finalising changes to my planning permission for a new self build project and looking forward to picking up some tips and hacks from all those whose gone before me here. I work in the industry as a contract manager however it's usually heavy civil, groundworks and large RC Frame packages I do as opposed to any fit out and finishes so I'm sure you'll see some silly queries from me there.
