  1. I guess this highlights the huge difference in construction build costs and pm2 costs between different regions. Your cost to just buy a block is just over my cost to buy and lay a block.

  5. Hi Peter, yes it's Block and Block with K Rend on the outside, yeah I figured it will probably be a 254x102x25 or such like still a fair bit cheaper than the lintel from keystone.
  6. I have just had a quote for 3 keystone lintels and it's stung a bit and I've decided I'll find an alternative instead. I have 3 fairly wide opening all 4.2m, 2 off which only have a few row of blocks above them then the roof . My cavity is 175mm which has driven the quote through the roof circa 8k in total. Surely some RSJ's would do the job at alot less????
  7. If ground is well compacted with a layer of type 1 or 804 or whatever you particular quarry calls it you don't need any mesh. If you are genuinely worried about movement and cracking 393 is way overkill and give no benefit at all for cracking over the lighter 252 or even 192 or 143. If fibre mesh is available also a good option although depending on the fibres and concrete finisher some don't like them as some can be a pain to finish especially on thin slabs.

  9. You've made my day with this, I've just started my build with a progressive self build mortgage and was wondering about if they'd accept the Architects cert, my "Architect" would be alot more sympathetic than BC
  10. Yeah it kinda needs to "POP" to reset it to some sort of normality. I've talked to alot of the larger companies and given the lower debt levels compared with 08 they aren't that worried about a pop as the don't see it as a long term thing but there will be an awful lot of "new" subbies that won't see it out if it comes, mind you if it continues the way its going you'll see new and old either stop trading or go bust
  11. I know of several smaller developments of 30 or 40 houses that have been mothballed in the last 3 or 4 weeks. It's unsustainable at the current pace.
  12. That's shows the confusion around it as I got that version of 2 farmers one of which was a contractor... Either way I have just asked for 15 load of stone to be delivered to site next week so I can stockpile it before they put it up the week after up to 50 quid a load to account for them switching there plant to road diesel.
  13. Agri vehicles are only exempt on the road as long as they are moving between land parcels owned by the tractor owner not further than 1.5km apart and as far as I know if they are contractors they will need to be on road diesel. Bloody madness it will only help drive this inflation.
  14. It's relatively simple, most fusion boxes will guide you through the welding. It's all about the pipe prep, problem with doing it as an "amature" is a good looking weld and a bad one can look the same as the collar hides alot. So make sure you hire a suitable sized genny along with the fusion box as the suck up a fair bit of power and if undersized it will cut out mid weld wrecking the joint. When done right it's a great job and stronger than the pipe itself.
  15. @PeterW couldn't agree more, of course there are some rogues out there BUT I think an awful lot of people engaging these trades don't fully understand the various remits and can't effectively self manage a build as they don't know what they don't know and when it ends up in the shitter it's very easy to blame the tradesman that's looking for the extra money / time. I have come across more and more subbies that simply won't price private houses now as its just not worth the hassle regardless of the money in it
  16. I've used these a fair bit in commercial settings, if your not in a steel frame building and could use precast or similar then I don't see any benefits, and it won't be that much thinner either plus if your spans are any size deflection underneath can be 30 to 50mm
  17. I'd echo Bitpipe re the need for a expensive precast solution.it may seem a "specialist " job to you but to a formwork company it's a pretty simple job. But I'd say if you have to sheetpile the whole lot (which looks North of 100meters) when you step back 1.5m for working room would come in at or above bitpipes total cost
  18. You might struggle with 3 in and 3 out, it'll depends on the calcs on the ground, you may be pushed to 3.5m or 4m in for 3m in cantilever. Sorry I am too long gone out of the UK to be able to give any idea on the price now, however make sure you look at the time frame and ask for a price to buy the sheets along with hire them as if they are going to be in a while it may work out cheaper and most companies will offer you a buyback price too especially the way steel is at the minute. Also especially if go the hire route make sure your SE designs your basement walls as un propped so you don't need to wait for transition slab (if you have one) to hit strength before you can backfill your walls.
  19. Did your quotes include for excavation and piling if so I'd say 500k was very cheap. If you going sheetpile route, you will want to lower the ground to withing 3 to 3.5 meters in order to allow the sheets to work in cantilever to avoid any bracing which adds big moneys as not only is there the hire and install but it can affect the excavation sequence along with the construction sequence.

  21. Great stuff , yeah digging in the dark is definitely for the experienced operator. GPS on machines make such a difference now line and level spot on and no big hassle with putting down and squaring lines. Finally getting g started myself on the 4th of April after almost 12 months delay with a couple of weeks worth of paperwork ?
  22. I'm currently breaking basements for 3 sperate apartment blocks all in Granite. All circa 15000m3 each. Big machine will pay for itself and would take that out in a day BUT most hire places that rent out hammers with their machine put smaller hammers On so it's less abuse on there machines and prolonged hire. Minimum 20 ton machine with a 3 or 3.5 ton hammer P.s or get a crowd in to hydraulic crack it, they'd also get it out in a few hours

  24. RX101 , i don't use any other and its what most designers spec as standard on large RC frame projects where required.
