  1. Have a look at other houses in the street to see if they've suffered any settlement perhaps. Historic settlement would have happened in the first few years I imagine. Is the water ingress linked maybe? Leaking gutters or downpipes affecting the foundations? That would explain more recent movement. Definitely a professional opinion required.
  2. I lost a wheelbarrow too. Didn't realise it was a 'thing' until now. Keep an eye on Facebook market place for cheap 'disposable' wheelbarrows and use them to destruction; even when they're proper knackered you can often still salvage a spare wheel. Alternatively, save yourself the hassle and get whatever your local BM sells the most of, x2 (one barrow is never enough 😉)

  4. Just to be clear; you want us to help you find a way to circumvent the boundary constraints you accepted when you bought the house?
  5. It's fairly standard to discharge to a dyke around here, so shouldn't be a problem. I'd guess that you may have to go directly to the dyke rather than via a storm drain, so the roadworks sounds like the challenging part of the proposal. I believe you can mole 110mm pipe, so that might be cost-effective way of negating red tape perhaps?
  6. It wouldn't be my first choice, but out of interest, why not? If the screw bites, does it matter whether the plug is timber or plastic, or a combination of both? The load will be vertical rather than trying pull the plug out wouldn't it?
  7. As @joe90 suggested would be my first go. Plan B would be to put the screw in part way so you can pull the plug out using pliers on the screw, then start again.

  10. As above, BC and Planning are two different things, and you have to comply with both. I think your BCO has overstepped his remit somewhat, however well intentioned, and has got himself in the middle of an embarrassment. I'd have a candid conversation with the planning department, and start working out which of the remedies are cheapest...
  11. As above, repaint until its covered. Whilst caulk is paintable, it tends to be a bit shiny and paint never takes quite as well as the wall. Not much help now, but that looks like a huge amount of caulk. I only fill the gap and wipe off all excess, rather than run a bead like you would silicon round a bath for example.
  12. I'd guess that the only complication will be the size of the hole created by the stump removal, and the additional cost of shuttering for the foundations. If these are old stumps and rotten then additional work might be minimal. Even if they're relatively 'new' I can't see it being a a show-stopper. Removing trees in a conservation area is likely to require consent, but Leylandii is unlikely to pose a problem if you follow due process.

  14. Also, if you're in a conservation area, get the council conservation officer involved; an official letter from them might help your neighbour focus. If the re-roof has been done without consent with unsuitable materials, they can compel your neighbour to correct it I believe.
  15. My wife imposed a 'No caravan' condition on our self build, so we rented a bungalow for 18 months. There was certainly an additional cost implication, but on balance she was right. To be fair, we also had 2 young kids and a dog to consider. Maybe if it had just been two of us I might have pushed the caravan route a bit more, but as above, there's the potential for plenty of stress on a relationship without adding to it unnecessarily.
  16. I'd foam and gap-fill as you build; any air movement through the structure is bypassing the insulation, but your membrane and tape will do the airtightness job.
  17. I'd foam any gaps between the dpm and frame to minimise cold bridging, but suspect you won't get much in, and that's not really an airtightness solution I don't think. What's the airtightness strategy for the rest of the extension? Membrane taped to masonry?
  18. Yes, and yes, although I don't recall paying extra for it. You'll also get the design flow rates that you can use for commissioning. Is the cost deducted when you place an order perhaps?
  19. I'd suggest something's not right with your eaves proofing if birds have access to nest in your roof...

  22. I used Versatile Insurance, a brokers in Okehampton, for plot and then build insurance. Not sure if they're still operating as their website appears to be down, but might be worth a call. I found them to be helpful, competitive and, well, versatile.
  23. I'll guess that they changed them all to match the new, non-matching tiles in an effort to make it more palatable.
  24. That does look rough. Why did they replace the ridge tiles on the whole house? Did you have leaks or loose tiles?
