  1. My bog standard insurance for a 3 bed semi is up to £1m. Insurance (inc contents) is £102 p.a.

  3. Last step shows you partially stepping up into a wall, which will not work. Could you add a step at the bottom.and make the two top winders a half landing?

  5. Leave it in. £50 a year to have it swept. Definitely a feature to attract tenants and buyers. If you board it in you risk condensation in the wood burner and therefore rust. If you take it out and back in you have two lots of labour and it will be at least £250 each time.

  19. I think you will find that the additional 3% tax is payable if you purchase a second residential property (over £40k). Land doesn't count (unless its already got a house that you are knocking down)

  22. One thing I learnt was not to accept afternoon deliveries of concrete. If things don't go to plan you never have time to rectify them!
