  1. because a bypass valve requires pressure to open and they are used to divert flow when a valve is closed or switching over and the pump is running which isn’t the scenario you’re describing here. There is a tiny loss of efficiency with a buffer, it is far offset though against short cycling and other issues with low volumes in heat pump or other heat generating systems where low modulation is an issue.
  2. Get an old mop and bucket and lather it on, then wet the floor til it’s sopping and then lay your SLC. Depending on the manufacturer you may need an extra 1/2 litre of water per bag, mix with a whisk and let it stand for 5 minutes, mix again then pour. Squeegee to move it and a spiked roller to get the bubbles out and flat it off. @Nickfromwales anything to add ..?
  3. Crates are a good option and to be honest with catch pits and filters you’ll not get it filling up with rubbish. How have they calculated attenuation as that’s a very big tank - is the plan for it to soak away as you’ll be at 3m deep minimum with a 2.4m deep tank to get the coverage over the top for a driveway

Yes but you can push past them and they shouldn’t be used as such @newhouse87 the paperwork is what you need if / when you have a warranty claim or when you need to have the unit serviced to keep within the manufacturers warranty. I would start with getting the controls correct and then look at the pump but tbh I don’t think you’ve got an optimal system there
  6. Yep that’s fine for Rads but not for UFH - the manifold flow is finding it’s own shortest and least resistant route. I’m losing count of the amount of crap UFH installs I’ve seen or had to fix where pumps have been ignored to save £200 and then it’s a £4-500 job to fix retrospectively. So where is the G3 sign off for the pressure tank..?? Building regs/Manufacturer requirement

  11. Plumber has wired the UFH boiler signal into the boiler direct, not to the wiring centre as a good guess. That means the boiler fires but the pump is pushing against the 3 way and it’s not fully open - when the central heating controller kicks in then it opens the 3 way valve and then the boiler fires from the mid position signal, and everything gets toasty. Without seeing it I’m guessing but it supports why the system doesn’t get warm
  12. Contractor has a legal responsibility to resolve if this is a new build but also CWA will hold the warranty so if not resolved then they will act.

There is and I know someone who runs a company doing this however they have their own team who go in and remove, everything packed into bubble wrap and card, and then it’s inspected when they get to the warehouse and any minor repairs made including ordering from original manufacturers. There is money to be made, but it costs money to do in the first place !!
  15. as in a mixer ..?? If you’re underpinning or anything structural then the SEng or BCO may want evidence of mix strength - you can’t do that in reality with a 1/2 bag mixer

  17. Iron wax gloss is good but not sure how it will like the heat of the stove but if it’s only a small amount you can always redo it regularly

  19. There is a big difference between plumbing a replacement bathroom and then plumbing a new one - where is the £16k in your list for Lusso ..? The big issue you will have is labour costs assuming you’re in the South / South East as decent labour is scarce, and good labour is expensive
  20. £50-60k by the time you have added insulation, board, membrane etc - that will not be a cheap job. 2nd fix plumbing ..? Includes what..? If it’s all bathrooms / showers etc it is way off. UFH you should be able to halve - your issue will be sequencing as with TF it will have to go on spreader plates or use a secondary floating floor over it. Rainwater seems a mile off - halve that assuming you don’t want copper !! Avoid the sheds like the plague for kitchens - the cabinet quality is rubbish. Look at the second hand kitchen companies but you’ll need new worktops usually so a £15k second hand soon becomes £25k when fitted You’ve nothing in here for scaffolding etc which on a job this size will be £4/5k min, waste will be £2k and so on - prelims of £15k not unusual. You’re saying you want to aim for a £6k/m2 finished value but you have to put a lot of that in to start with. Assuming a decent spec and a land price of £1.1M, I would expect this coming in at around £2600-2800/m2 fully finished so all told around the £2.4-2.5M all in which is about right on the profit margins on larger houses - location will be the key player on this and you’re building the wow factor house but need to spend the money.
  21. What was the heat loss calculation and what did they say for the 5° and -5°C external temperatures ..?
  22. There is your issue - a 7kW unit is going to be flat out I expect to get to 45°C and maintain it for any period of time without significant defrosts. Try turning it down and running for longer - even at 40°C you will still get heat from the rads but will need to operate longer periods of time. are the rads and UFH on separate zone valves ..??
