I'm going for a buried IBC or three to provide storage under the patio, and either a submersible pump or a jet pump to provide a rainwater based supply. Not as easy as a water butt, however at about the same price for 3 times the storage it seems a no brainer,

estimating Checking your figures: helping you discover errors

Mine runs to about 800 lines, and its detailed to items such as paslode nails..... I don't go as far as putting each hinge/screw on their though ! -
Looking good !! Like the use of the milk crate .....

PeterW replied to mvincentd's topic in Party Wall & Property Legal Issues
Ok so if it is a main then they have a legal obligation as far as I remember ..! It is more likely listed as a communication pipe and that is where the issue will lie. The actual obligation for maintenance lies with the people it serves, not the land it runs through however the ownership is an unusual one. An easement usually has to be documented - without it you could effectively serve notice on the owners (IE the 15 properties) and give them 28 days to find a new location for the pipe. That's a slightly drastic route but sometimes focuses the mind or helps people find documentation ..! What you may find however is that there is a legal easement in place by definition of it being more than 40 years so it's become absolute. It gives you a couple of problems as although you don't own the pipe, it does provide you with a simple connection method for your own property ..! As it's not a water company asset you could get agreement to move it from the neighbours on the pretext of also upgrading it to MDPE - they are currently responsible for its upkeep and you could suggest it's in their interest to do the upgrade so it's not a problem in the future. Wessex should be able to provide you with a map of where it joins onto their main - if it's in your land or close by then relaying the whole length where you want it, and as part of groundwork just relay it where you want to. Cost depends on the length of replacement which should ideally be in 110mm MDPE for 15 houses however you could get away with 63mm and hope they don't have power showers ..... -
Yep should work - there is a non compression version that just uses a thick rubber gasket but I'm not sure how long that would last ..!
-
I'd go 35-40 first and then do the trap etc in 40... And as @Nickfromwales says, did it not come with a stub of pipe ..?
-
So that's because it's probably not designed to be used with plastic ... 35mm is a standard copper size, and I expect they would be looking to use a chrome downstand on it. You can buy short lengths on eBay Try this You'll then need to convert it to a standard size - Floplast do a universal compression fitting that should work

I used one of the well know services and nearly fell over when I got back my first quote... Given they had very detailed plans, the costs came in just shy of 70% higher than the final version we agreed on.... Most are very busy - mistakes do happen but I was gobsmacked how wrong it could be ..! suffice to say after 3 iterations of me pointing out the problems and a few missed points, I got a decent copy back.... I've now edited that in excel and have it all formula driven to allow for cost changes, labour rates and variations and have a fully tracked version running ..!! as usual - caveat emptor !

Ok quick questions as I've stopped to a quick break in a ridiculous drive ... how is old is the pipe ...? who owns the land currently ..? did they give permission for the pipe ..? how long have they owned the land ..?? if you can get answers on those then may be able to point you in the right direction .... -
Building societies withdrawing form SB mortgages.
PeterW replied to curlewhouse's topic in Self Build Mortgages
Melton aren't going direct anymore they are only going via brokers such as Buildstore. There are quite a few of the smaller building societies lending locally - they may be a better source of funding as they know their local markets. -
It's one of the reasons I went with IKEA units in the kitchen as their shelves seem to take huge weight with no bending at all. Where is the original unit from ..??
-
I'd use a second shelf cut down to about 100mm thick and glue and screw it to the bottom of the current shelf about 50mm back.
-
Dishwasher and washing machine can both be 10mm - they work on water level not pressure so the flow is not important. Towel rail won't get warm enough if it's off the UFH mixer circuit.

Don't forget you don't need PP for this unless it changes the positioning of openings etc. You may find a 70cm lift needs a new PP - it wouldn't be classed as non-material unless you can reduce the roof line of the upper section so the whole thing is the same height. Looks very nice though as a project ! -
215/440 is a block depth and a block length. You want to be cutting the minimum amount of blocks to fit the spacings hence why they are "standard" widths. It will also be to do with the span, and how many beams are needed on average per square metre to support the span width at that beam depth. For example if it needs 3 beams / m2 at a 190mm beam then you can't put all of them at 440 spacing so they alternate them. Your other option would be a deeper (and more expensive) beam so they tend to try and use the lowest depth beams but with smaller spacings.

I'd just love to see your luggage with that in it...

I may have that exact issue - having to put it outside as inside would require hacking through a reinforced slab and a wall .....

Structural Warranty Quotes
PeterW replied to swisscheese's topic in New House & Structural Warranties
So I found that LABC (£500) + BZ warranty was around £2100 BZ for warranty and BC was £1950.... But their BC "charge" was £900..! -

I've seen that too. And if you go down the route of using their BCO you get a cheaper warranty ... -
The key is separation - dense insulation is fine but if you pack it between the pipe and the wall then the wall panel acts like a big speaker panel. Probably didn't make that bit clear ..! I would have thought your SVP was 110mm too - are you going to get it into the wall at all ..?? Boxing in may be your only option which means you can pick a decent insulation and sound control strategy.

Patination Oil to lead - to coat or not

Oddly I prefer milk crates and scaff boards for plastering but only a single crate high ..! Not making silly towers ..! -
One was an old covenant granting rights of a cottage to the farm on which it was based to the family of the farmer ...! Not enacted however as when it had been split the covenants had been duplicated on each property (farmhouse and cottage) meaning an expensive insurance policy would be required as it was a disposal sale and the family still had ties to the area. Suffice to say, didn't bid in the end ..! Also had fun with a covenant granting access to a barn (conversion) that granted right of way on something that the owner of the land no longer had rights over....

At Loggerheads With UFH Supplier Over Design Layout
PeterW replied to slidersx200's topic in Underfloor Heating
Sorry I saw those and thought it was just a 600m reel they had sent you ..! Joins are not ideal unless you really have to - I've done a couple with LoopCAD and you can set maximum lengths so it sounds like user issues tbh... -
Sound insulation needs low density insulation rather than solid insulation that transmits sound. Pack it around the pipe but not too much as otherwise you will transfer the pipe sounds to the wall ..!
