Does this firm have the initials PA.....??? As I had exactly the same experience and ended up complaining formally (ignored) and finally swapping to another when the vendor basically was going to pull the plug... -
Think that may have been me, but not sure ..!! Wagners have priced for me in the past and as you say they are very competitive on pricing especially if you will take the panels they have in stock. They do the whole in roof system too

I think the big issue is that the tv "architects" give a slightly misinterpretation of an architects role and gives a false expectation of what to expect. When you see this on tv and you get one of two responses - that they are pretentious and know nothing about what "real people want", or that you have to have pots of money to hire an architect ... And there is a whole spectrum of damn good ones in between ..!!!

If it was me I would save the money on that (expensive) glazed corner and swap the master with the bed 2 and make that east window bigger. £300k is going to be tight for 314 sqm so you have to make the most of the space. The lounge "shelving" is wasted space anyway behind a sofa - a separate study would make the house more attractive in the future.

What was the brief to the architect..?? Comments .... lots of wasted space and "storage" which could be better used - some of those look like an afterthought as rooms wouldn't fit. Snug is far from snug..! Make it 1m shallower from the kitchen end and lose the shelving and the store to the side of the stairs becomes a study. I would also be tempted to swap dining and family as the sofa across the island seems odd ... Master bedroom dressing has a direct view onto the landing - needs some sort of screening. Door into ensuite would be better in the room rather than a la hotel as it is currently next to the door Combine bed 4 wardrobe and landing store and create another en suite. What is the store off the utility for ..?? Plant room ..?? just my first thoughts so feel free to question or ignore ..!

It is if you sleeve it or do the detail properly... what depth are the top of your foundations below finished ground level ..?

TBH that was about the rates I was getting with the merchant. This is the edge detail - slight difference on mine is that as it's the structural slab the DPM is under the PIR and then there is a slip membrane and then UFH trays on top. We have full filled the cavity below ground with EPS too as additional Insulation. Having the EPS against the block also allows a bit of protection for the DPM. -

Get a an offcut of OSB the width you want the insulation and lay it onto a couple of sheets of it and cut with a standard hand saw - Its there as an expansion gap more than an insulation layer so doesn't need to be perfect. I cut all of ours in 10 minutes - wedged in tight by the floor PIR. What price have you had on the PIR..? I used Seconds & Co at £24 for 125/128mm and it worked fine, was £7 a board cheaper than the merchants but it does take 10 days for delivery -
You work back from the IC - so in that case the IC is 1085 and you would need an invert depth of 660 next to the slab. If FFL is 150mm above slab then that's only 410 which is not much more than a rest bend and 120mm of pipe in it

I used EPS and 25mm thick, wedged down the side of the under floor Insulation. It didn't move at all when we poured the slabs out of interest what's your floor make up to get to 0.13 as it doesn't look that thick..? -

Councils are funny when it comes to boundaries and "zones" and it's not unusual for them to ignore the actual boundary of something such as an SPA and include the whole of any property in the exclusion. We had friends who built a garage / workshop in their back garden (not in Conservation zone) and found that the updated GIS plan on the council website had included it - the definitive conservation map and the order were correct but it's easy to see how these things start to blur. How will your new plots be accessed ..? May be worth fencing it off and sorting that now so when you apply for planning it's for an address unrelated to your church to distinguish the two areas. Did Natural England comment on your conversion planning application ..? If so that should still be on file and can be referenced.

@Dee you can cut tiles to fit with a decent grinder - may look better

Only really applies to older rosemary or commons - onterlocking modern tiles don't need the bottom course.

So you may want to cut the bottom tile to make it "bond" correctly - are you sure they aren't Arris tiles on the corners..?? Bonnets tend to kick up more on the edges. Picture below may help

Think I may have spotted your issue ... how deep is that hip batten ..?? Looks like it's throwing the whole bonnet forwards. Good visual guide here http://www.gare.co.uk/roof/hips.htm

Not sure what you mean ..? Bonnets won't gauge correctly as well as normal tiles but I can't see why the would run out so far as a third out.

Looks like a college / installer demo unit. Has it ever been powered up..? R410a has a POE oil in it as a lubricant that can settle if the unit is not used - you may also have low gas pressure if its never been run so I would get a refrigeration engineer to give it a once over and check the pressure. Flight case on its own is worth £100, unit is not worth much more than that as its 10 years old so anything more than £150 I would walk away.

Seriously.... Sikaflex, screw it on and be done with it ! You cannot see a 1mm deflection in a backing board, from memory they are made to 0.5mm tolerance anyway so it may not be 1mm.... -
In a lot of situations, I think this is exactly the way to go about it (of course, I would say that since we did the same!) At the least, neighbours mustn't be asked for their opinions! If you do, you'll get feedback, and then people might get annoyed when you don't take into account their comments. Oddly when I went for NMA I did ask the neighbours as we had an overlooking dormer on the back I wanted to get rid of - the neighbours fully supported this and I put that in the notes to the planning officer and she agreed that was worthwhile. Slightly bigger issue though when its a whole planning application you're talking about !!
