Is CIL payable on a self-build conversion?
PeterW replied to Andy Le Vien's topic in Barn Conversions
@Andy Le Vien Croydon are wrong... Firstly, you can claim relief on any dwelling being created, and dwelling has a legal definition in a number of statutory instruments, and is also available on residential extensions and annexes. So a new build is not a criteria... Secondly - this is from Croydons own document as a reason for exemption... • Self-build housing (which includes both homes built by the occupier and homes commissioned by the occupier and built by someone else) for occupation as a sole or main residence. That also states that appeals are as follows : Appeals against the value of the exemption granted for self-build homes including refusal to grant exemption 10.9 You may appeal to the VOA (see www.voa.gov.uk/cil/index.html) against the value of the exemption granted for self-build homes or refusal to grant exemption by the council. Any such appeal must be made within 28 days of receiving notice of such a decision by the council. Where an appeal is allowed, any demand notices (including surcharges) relating to the development in question will be suspended pending the outcome of the appeal. So I would ignore Croydon and go straight to VOA.... -
I think a bottle of Mapp lasts me 12-18 months and I’ve done about 2-300 joints off the current half full can ...... how much heat are you putting into those joints ..??!!

Another "what's the correct name" plumbing question
PeterW replied to ProDave's topic in General Plumbing
@ProDave an understanding of the theory of cubic thermal expansion is required here. For a constant pressure, water expands in a non-linear manner from 4c to 100c. If you know the expansion coefficient and the volumes, then you can calculate the size of the expansion vessel needed - bear in mind that most expansion vessels have a 3/2 expansion capability with them starting with 2/3 of the volume available to compress the bladder. Knowing that 10m of heating loop at 16mm holds 1.5 litres of fluid, and 10m of 22mm pipe holds 3.2m, you can calculate the volume of the system. I have 420m of loops, 24m of 22mm and a 60 litre buffer so a total of circa 132 litres of system volume. Based on this, at the Vmax of 65c and a start temperature of 8c , my system will expand from 132 litres to ~136 litres in total. That is assuming the pressure remains constant at 1.5bar. That will result in needing an 6 litre expansion vessel. At worst case I would need a 8 litre expansion vessel at 95c however at this point the ASHP, immersion and tank stats would have all shut down anyway which would have stopped anything calling for heat. In my system I've fitted an 8 litre tank and I'm using the ASHP 3 bar safety valve as the failsafe. If as a rule of thumb you use 1 litre of expansion vessel for every 100m of loop, and add 5 litres per 100 litres of buffer then you won't be far wrong. -
Is CIL payable on a self-build conversion?
PeterW replied to Andy Le Vien's topic in Barn Conversions
Nope - not payable. Follow the CIL exemption process and apply as a self builder before you do anything. -

I’d just cut near the head and rotate 180.
-
Nope - virgin have their own carrier network that is parallel to the OpenReach network. They will dig from the road - green duct !
-
Turn the drawn bend 180 degrees and make it point upwards and parallel to the rise and fall but about 200mm away. A 600mm flexi will then allow it to rise and fall if it’s vertical in the loop plane
-
Virgin offer all the services - phone, TV and broadband. As long as you negotiate on price they are great - 210mb broadband ..!

Burnt flux or spirit residue. Why are you cleaning with white spirit anyway ...???
-
No need. I don’t use wire wool as you can leave bits behind that can rust. I use a piece of one of these 100 grit pads and go round the pipe then that’s it - flux and go as the flux will clean any chemical residue as it goes.

That is a pretty big cold bridge and it will take 28 days to get to full strength anyway. Are they ordering in the concrete otherwise it needs gauging properly to get a C30 spec

Bath Surround / Boxing In, and concealed pipework
PeterW replied to Onoff's topic in Bathrooms, Ensuites & Wetrooms
... says the man who drinks McEwans Export ..... tbh if the cat used it as a toilet for a while then it could well have corroded the pipe significantly and new copper pipe isn’t that thick. -
Same as what happens with any trap ....
-
It’s fine rusty - just advertise as reinforcing mesh.

Nope ... drilled a few in my time as some BCOs insist on steels being retained at least at one end. I’m assuming they need something like an M12 stud in them ..? Get the bolt pattern and drill with a 6mm new SDS bit and then check it’s correct before drilling out to 13mm. 10 mins tops to do 4 in a block.

Had a delivery on Friday - worth paying for the gold service so you get 2 guys and into the house rather than one. Quality seems to be very good - legs to fit and then it’s just push into place.

Sadly that is too true ...! Trees in any plot are subjective, and the application of regulations is so arbitrary it’s unreal. Decent (ie qualified and experienced) tree officers are few and far between and they don’t apply the rules consistently. I’ve just advised on a job where the “tree officer” stated that the “roots of the adjacent specimen beech to be protected” and gave a no dig zone of 6m radius. The sycamore (!!) which was showing signs of damage and decay in 3 places required a RPZ of 3.5m radius based on its size... Email back from the tree officer told me I was looking at the wrong tree and she had “observed surface roots to 6m”... I sent a 2 page summary in line with BS5837 that the tree was not a specimen, the roots belonged to a scrub hedge that had been removed, and identified both the damage and decay, and the work required to the tree... and yep, she’s still asking for 6m ..!! The last tree officer was a semi retired arborist, who had some interesting views but at least he know his trees..! This one has a BSc in Environmental Science.....

I’ve just fitted one of these - I don’t need a magnetic filteru either (only manifolds are steel) as mine needed a Y-Strainer and this comes with one already in it. Flomasta Most - not all - need that lot in the pipe work. Some have built in pumps but not as many as I thought. Air vent at the highest point, the rest goes in the return pipe work. -
@ProDave JTM sell it as per the link - £2 a metre for the solar stuff. None of it is rodent proof but you could wrap it with something like duct tape but they will eat that too ... tbh if they are eating that, they are hungry ..!
-
Videx are probably the best - anything from £80 - £800 but make sure you get all the bits as they use a number of different modules and cases. Link wire is Cat5

That’s odd as all the heat pump circuits I’ve seen are sealed as it stops the antifreeze oxidising. The one I’ve done recently has an 8 litre expansion tank and a fill loop. I also have a magnetic filter in there for dosing up to 500 ml -
