Get an industrial type island - friends have one in Spain, its a big chunky wooden topped island built over a steel frame with a series of shelves and cupboards in it. It is mounted on 4 big 6" rubber castors - they did this so it can be wheeled around the inside of the kitchen / dining and also wheeled outside as its made to just go through the doors. I'd suggest that those doors you have are a little on the small side (1.2m..?) and a 1.6m door would be better.

Boundary is the bit you own - so if you have a hedge its usually measured from the middle of this. A duo-pitch roof can rise at 45 degrees or steeper to a maximum of 4m as long as the eaves are no more than 2.5m at the 2m boundary. The quickest way to work out what you can build where is get a garden cane 2m long and a can of cheap spray paint. Walk round the garden, every few feet just poke one end the end of the cane at the boundary and mark the other end. You'll end up with a dotted outline of where you can build what you want. If you start building outside the 2m exclusion zone then it affects the materials you use - they have to be non-combustible. Inside the zone you can build with whatever you want. Up to 30sqm (that is external and a 5x6m building is BIG) then its no building regs either...

Yes - the T&Cs are for access to the site - not just for membership. -
Yep @zoothorn isn’t this the area ..?? from what I can work out, you have planning permission to put a box on the top end of that shaded box in the bottom end. You can pretty much put anything you want in the area that has the red/yellow dotted outline. Shed / garage / workshop is fine, keep 2m from the boundary and keep the ridge below 3m. Up to 30sqm you don’t need planning or building regs.

Probably worth clarifying a couple of things first. PassivHaus is a standard that’s regulated and requires the property to meet a set criteria that is inspected Passive House principles are those that take those elements but don’t go after the standard and certification. In terms of getting to the standard then you will probably be limited by the fabric elements to start with, and then look to add the value add stuff such as solar etc later. Make sure the infrastructure and connections are in etc and work from there. -
So that sounds like a nice setup for a UVC with small buffer, or dare I say it a thermal store.... If you can get a UVC with a twin coil - 300 litres would be more than adequate - and then switch the tank from top coil to bottom coil when there are more than 2 of you in the house. Well insulated house design ..??? Go for a smaller boiler and run it flat out for DHW, but modulate right down for the UFH. @Nickfromwales... thoughts ..?

FD30 doors and MVHR: a contradiction?

Smoke doesn’t tend to spread under doors and as such an FD30 is purely there as a safety feature so that you can “survive” for that 30 minute period. In this sort of scenario you would most likely have put a towel over the door gap etc and called 999 There is a school of thought that MVHR should have a smoke alarm trigger to shut the system down in the event of a fire - I’d suggest this is a good idea but also having intumescent seals around the ducts from high risk areas would be more appropriate. -

Yep absolutely. Final finishing can be pretty much anything from 2mm Lino to 25mm stone. -

Correct as you don’t allow for this in a build up. 195 joist plus 22mm chipboard, 10-13mm plasterboard is standard. -

Ok that’s there so that the officer knows whether they need to make an appointment to see the site. If the site is clearly visible and adjacent to a road etc then they sometimes do drive-by visits. -

Antiference do a decent range via CPC and you can pretty much build what you want. http://www.farnell.com/datasheets/1840393.pdf Only problem I’ve ever had is around back box depth for spare cable. -

Single back box can do it easily - just get blank twin plates and put two modules in it. -

@Sjk think your maths may be wrong ... floor depth will be 230mm total with 195+22+12.5 so you could do 2.3m ground and 2.2m first floor and still get 2.4m to the bottom of the ridge board in the upstairs. Issue would be the width and the pitch of the roof that will give you the problem areas - anything less than 1.6m height is only really good for storage. -
