  1. Yeh there is an issue with those that there is a transformer in the back and no way for heat to dissipate .. Think someone did some sort of hack to cut fins in the top and bottom edge once ..?
  2. Which Heatmiser ..?? Some use 230v and can create a lot of localised heat in the stat which affects the readings. MVHR won’t be accurate either as it will be measuring flowing air not static plus they will probably just have a cheap ish bulb thermistor in them.
  3. +1 to this - easy job to remove some of the blocks but would suggest you also haunch the channel and leave a gravel gap too
  4. Twin wall is designed to be air tight installed correctly - essentially it’s a very tight push fit and then becomes tighter when it heats up. That is correct - U.K. design is that flue sections should not allow condensate out, so are female up and make down. That is probably a Euro converter required where you have a spigot on a stove.
  5. Ok so that looks like fire cement painted black. I would hazard a guess that they installed it top down and didn’t get a decent seal on the flue and with the heat it has cracked and fallen out. In this sort of instance you need an arm up inside the joint and a good smear of decent fire sealant both ends of the joint.
  6. With cement it is the release of the chromium products that causes the issues but tbh cement doesn’t go “off”, just use with caution and preferably somewhere non structural !
  7. Sounds like the fire cement hasn’t properly cured - there is a process you should follow to cure it. Is it a European stove so has a converter to standard flue.? Any photos..?

  9. Bait blocks through a few downlights and then look for the entry. The kitchen vent would be a start but would also check any eaves vents too
  10. Was built prior to the adoption rules for sewers but I can guarantee it was probably covered over before the BCO ever saw it … is it a developer house . Z

  17. Boiler install in a cellar or basement is legal as long as it’s not LPG. Also has to meet all the regs for the flue which bizarrely that would as it is 300mm to an opening window… it does look though that someone has not bothered with a spirit level or enough flue supports !!!
  18. A sharp letter followed by the Insurance Ombudsman would be my starting point. Basically, you’ve been sold an insurance product and they are trying (I am assuming) to change the terms by adding a clause about how long a build should take. Write back and ask in writing where they say there is a maximum time to complete, and then if there isn’t they have no case. They can change terms but only by mutual agreement - there will be cancellation and other items in the small print but this sounds like an insurer playing games.
  19. With all due respect I wouldn’t be designing this myself - you’ve seen the outcome when it doesn’t work - and I certainly wouldn’t be designing it by internet committee. Go find a specialist pump provider, give them your requirements and pay the bill. Your insurance will look for every way out of paying if it happens again and when asked “who designed and installed this”, turning round and saying you found the answer on a forum is a very quick route to them declining a claim and cancelling your insurance.
  20. Decent oil based gloss or satinwood. Primer, undercoat and then 2 coats of gloss to finish then wait 5-7 days before water gets on it.
  21. But within 1m of the boundary needs significant fireproofing which negates all the benefits. That’s the problem with this sort of project. Standard 100mm medium weight blocks - cheapest you can find - and infill between steel frame (ie inside the webs) and then insulate the lot externally. You could use paint grade blocks but tbh they aren’t worth it.
  22. You’ll need BRegs for that anyway so I would be going the route of what the BCO wants. By supporting the roof with UBs, do you mean steel span and infill or something else..? If you’re using steel for joists you may well use it for uprights then just drop blockwork in the gaps too. Timber is easier to insulate as you don’t need a dual skin although I would consider EWI as the carrier for the render and get best of both worlds. Not sure why you would need Geocel for the foundations ..? And just use fibre in the raft for reinforcement at 150mm as its going nowhere.
  23. I should have probably worded that as “why should you have to when it’s so obvious “ to prove what is essentially negligence by the landlord, and you’re right they probably had exhausted every other option.
  24. Read the rest of the report - GMP have found numerous houses on the same estate with the same issue. HA also admitted that as the family had instructed solicitors then they (HA) had done nothing until the legal process completed !!! They have now changed that policy.. but why do you need to get a solicitor involved when it’s so obvious ..?
