I take it this is a new build ..?? I’d be slightly more worried about the green patch in pic 1 ... And you have two ways - ceiling down or slates off. I would personally go from the outside in as it’s less intrusive and easier to fix and I’d also be going toward the right of the patio doors to check if the fire barrier is installed between the two houses.

You will need planning permission for a house whatever it is made from, and you will also need to meet building regulations.

How long has the land been for sale..? And does it have any planning history ..??

Check the deeds of the property via the land registry and also the house next door to see if they have any restrictions. You can only remove a tree if it is not in a conservation area and no TPO (Tree Preservation Order) is in place. What is the average price of a similar size 3 bed house in the area ..?

So it doesn’t have planning and is known as a back land plot around here. Looks to be a private road / drive leading up to it, would need to understand legal right of way and access for services etc. as that is not automatic. Also a big tree in the back left - that will limit how far back you can go. Unless the cost of the land is 20% of the value of the final house in that situation I would walk away as too many unknowns.

The one in the post earlier is 1165kg... your 140 has a max lift of 1000kg at full reach, so would be maxed on this at 7.5m as these are 15m trusses at nearly 4.5m high. The lifting points are also around 3.5m up and 2m apart so you would have to sling higher than 5m and use a spreader on the forks - dangling a 15m long truss off the forks and moving it safely is not something I would recommend is a safe handling scenario ..! @Buzz I would also check how these are being delivered and loaded, as some companies turn the larger trusses upside down onto the trailers so the peak fits into the well between the tractor and the wheels. You will have the issue of having to both unload and rotate the truss without damage as it will need to be stored on its bottom chord.

PIR lights are a good plan too - off the building and pointing at it. You trigger them and it lights up the front so you can see. Also consider fitting any chains or locks at shoulder height. Not only is it easier to unlock yourself, it makes it very hard for a scrote to conceal any cutting equipment and many don’t carry PPE so the thought of using a battery grinder whilst wearing a pair of Glasgow squints, and getting a face full of sparks puts them off. You’ll find lots of second hand doors too on Facebook marketplace - get one near sized and fit that, you may have to pack it out but it’s a ready made solution - just change the lock barrel first !!

yes one way valves not unusual in the unit and then a gate valve a bit higher so you can isolate the column of crap...

So a small 3 bed will be 80sqm (rooms 3x3 upstairs no en-suite etc) and that’s a footprint of 6.5x6.5 ext which isn’t very big at all. That won’t fit on this so you’re really talking about building something 5x9 or similar which will mean a long thin house. It can be done and look really nice, but it won’t be a mansion. Your issue may be driveway - highways may insist on you trying to turn on the plot so you drive in and drive out - and you may not be able to do that. What is either side of it ..??

Really ..? So you’d take a builder out of the picture rather than get the engineer to double check before he spends 4 weeks (!!) doing what are probably standard detail underpin drawings..? Can I ask @ETC are you in the trade at all ..?

You're in a minority then as I know sites that can’t get decent ones for 6-9 months and as @nod says, order books are maxed currently. Been told we may get another block shortage again, not due to no raw material but due to increase in construction ..! Ask him for his advice - he’s the professional in this relationship.

You can’t do the ? Hop as you’ve no pressure behind it. Once the vertical has ended you’re under horizontal gravity flow to drain the pipe. Stupid question can you not go 2 storey vertical lift into the attic then across the ceiling and drop into the soil elsewhere ..??

Anchor is just showing you the more you lift the less you can pump horizontal. You need to read the install guide for the unit that you want to install as they are very clear about number of bends, number of valves etc and how that impacts the flow.

Some BCOs will not allow you to use railway ballast as it’s a waste product and can be contaminated.

Limestone can go claggy in rain then rock hard when it dries which causes run off issues. Granite doesn’t bind as tight so is more free draining.

What’s your issue ..??? How far horizontal and vertical do you need to go ..?? Can you draw a simple picture ..??

So what are the side plans ..?? Could do with knowing so the proposals take that into consideration.
