It was 14 days from when we went live not the date of the order as no service had been provided upto that date

I had issue getting a new line into our build. The BT manhole is 12 inches from our boundary and carries fibre aswell The local openreach gadgee said unless we were in occupancy, we wern't priority but we needed broadband for cctv of the site. He was very helpful and said if we sign up for a phone and broadband deal with a 3rd party provider, they lean on openreach to get the connection sorted. This we did with excellent results with plusnet but they could only promise a low broadband speed on an unknown new line. The connection was sorted post haste and we cooled off with plusnet and went for a more competitive and greater speed deal elsewhere, not openreach

The LPA don't know when it was constructed and so have little or no evidence to the contrary it was less than 4 years ago. You can try to flush this out of them. Whereas you have a receipt for polycarbonate and you and any other person who was aware and saw the build over 4 years ago can swear statutary declarations to say when itwas constructed, you may be home and dry, "on the balance of probabilities", which is the test that applies with the onus of proof on the applicant, ie you

Got it, and thank you. There is a mixing valve at the manifold and see how this lowers the temp for the ufh, so roughly what range of flow temp would be best for the boiler to run at? I thought the lower the flow temp the greater the boiler efficiency? One of the reasons for a large uvc is to store DHW at relatively low temp to reduce losses (allowing for a legionella cycle) and have a large enough reservoir to blend in little cold water when using DHW for showering etc.

We are almost ready to fire up our boiler with the final electrics being undertaken by the spark. I am a tad confused, we have a viessmann system boiler piped up as a 2 pipe system. The plumber has fitted 4 X 2 way diverters each for UFH, DHW, Towel Rads and 1st floor rads. My question is, if I am to make use of a low flow temp from the boiler for the ufh to enable best condensing, how can this "low" temp adequately heat my 500l indirect UVC and other circuits. The rads are not oversized and the ufh is a John Guest system 12 way manifold but about 7 zones. Am I missing something? Pic attached if it helps Thanks

How do I stand? Moved house to self build on 27 August been chasing credit balance of Avro from last property gas/elec account of £365. Have temp supply in not complete new property with BG and living in our motorhome. Stuffed methinks as new supplier wont be taking over failed account JT PS I need to get my 10 kWp PV array online asap

An overage clause put simply reduces the value of the land and any offer should reflect this.

We had a similar problem after increasing the insulation thickness. I fitted a similar eaves prodict to leave a gap between the insulation and underside of felt. Additionally, my spark fitted a 100mm extractor fan with humidistat in the gable. 7 years ago and now as dry as a bone

The dates of Google earth imagery are not always correct Round this neck of the woods the same image is shown for 3 years. The LPA have fallen foul on trying to use the imagery for enforcement and it has been shown to be unreliable

Then you have an issue with consistency, there must be numerous cases where it has been allowed. A trawl through your LPA's portal finding such cases may prove helpful and point out the inconsistencies and quote relevant case law In planning law, there is a “principle of consistency” in decision-taking: see North Wiltshire District Council v Secretary of State for the Environment (1993) 65 P & CR -

Minimum separation distances usually is a guidance issue rather than absolute policy. If it was policy there would be no wriggle room on other cases and given your circumstances you have a reasonable case for an exception to the guidance. -
Let's face it, unless there is a policy change, you're not going to change opinion of the LPA My experience involving an infilling appeal in a village (outside boundary) in GB, after 2 applications and 2 appeals, the last being successful is once reasonableness has been exhausted, is to hit them and hit them HARD! Only then, would the LPA listen after they had to pay costs and I ended up with 2 properties on an enlarged plot. You have to be very thorough, persistent and try to find an angle for a costs award . You can then offer to drop the costs application if the LPA in the weight of the evidence choose not to defend the appeal. I also brought consistency to the table in my appeal and the relevant case law. You will get a fair crack of the whip with the Planning Inspectorate.

The battery is said to have a DC round trip efficency of 95% and the HW diverters 97% I imagine it will be a case of close monitoring, the UVC loses 2.8 kWh standing 24 hour loss at I guess 60C Given the volume of DHW I was hoping to crank the temp down or mabe run the top immersion at say 60C and the lower, 2/3 down at 48C

Those are very intersting stats Fly 100 I've taken a major plunge on our build, currently at first fix electrics stage but have opted for : Solar edge 10020 kWp system 3900 kW SSE 4080 kW West 2040 kW East 10 kWh LG battery 2 x 3 kW immersions feeding Telford 500l UVC Priority to load, battery, top immersion the bottom immersion all be fed by 6kw inverter with intergrated EV charging (future use) need to buy appropriate lead when EV obtained. SE have said although marginally over the 155% oversize limit, given the orientations, the tolerances are ok. Due to move in 27 August, so shoud get some decent production this year. Hoping to be grid free from March to October., will post the stats when up and running. ROI very distant but something I wanted. JT

Gas meter location regs, and pipework inside house?

Cadent connected up to outside ground meter box last week on my development Circa 25 metres from the road and aside the utility at the side of the house, 5 meters from the front elevation. My builder had the piping and ducting dropped off by cadent and dug out the trench for it himself and left the other end coiled up at the edge of the site. -
Check the drains outside, my builder had a callback on a house he built last year with a similar problem and it was found to be half a housebrick in a 6 inch drain some 50m from the house. He thought with his plumber it was a faulty AAV but after much head scratching and a cctv survey found the above.

We're just north of Northwich and found a local and innovative architect who came in under 3k. Our build is shell up and roof on. Feel free to contact if you want gander or a chat JT

Just had our roof finished in Matacouta 8-9mm, they are quite dark and were more or less evenly pre-graded. We did not want a flat looking roof and are please with overall look and finish.

Has anyone got around the Openness issue in Green Belt?

I won appeal for infill in GB where impact on openness was reason for refusal, APP/A0665/W/18/3198387 I saw the junior barrister, Ned Helme, under the Public Access System, who advised the winning side in the Lee Valley case involving openness. The cost for his opinion was not prohibitive, he eventually advised me on the appeal and I also got a full full award of costs against the LPA. It may be worth an appraoch to his clerk to see if he can assist JT -
Not too long before we screed the floor and lay the UFH pipes. We are having a 10kW PV solaredge sytem fitted which can drive upto 5Kw excess to an immersion. Main heat source for UFH is gas system boiler, probably Viessmann Vitodens 200 25kW, There's only me and the bride but regularly have friends and relatives to stay, We are looking for thoughts and opinions on any particular UVC. We are considering 400 to 500l, we will have 3 ensuite bathrooms with showers. should we have any concerns such as recovery times or heating the water in the winter with a large tank and the PV load is likely to be running the base load and charging a battery as initial priority Thanks J

Well that's a new one for me, I presumed it was a mistake or poorly written. That means you may have to submit an elevation drawing of your neigbours, can that be correct?

You dont have to show your neigbours windows, just the outline of your neigbours propeties in relation to your propertiy04 Site Plan 060319.pdf on a site plan. Your elevation plan will show how each proposed window relates to your neighbours, here's a copy of mine
