  1. We put in a draft application for costs as an appendix to our Appeal document, offering to withdraw the application if the LPA withdrew any objections to the appeal. They didn’t, we won and got the costs award. I did most of the groundwork like going to see a barrister in London on direct access and getting the planning consultant to present the case. The barrister’s opinion was invaluable and well worth the 1k. The pressure of a costs application goes some way if you play your cards right.

  4. I have a 10 kWp array and a 6kW inverter with 2 x 9.4 kWh dc coupled batteries. A feature of this is when PV production is over the rated output of the inverter I can charge the batteries with excess using uninverted dc direct from the array. My batteries will take a max charge rate of 7 kW. I use octopus flux to export with the max export rate available between 4 and 7pm. A feature I have found is to export at the full rate 6kW less the house load whilst using the surplus to charge the batteries. i can get the best of both worlds export max export during sunny weather and full export at the peak time. These screenshots should illustrate the options. As soon as my battery if full I lose the facility and any excess is clipped. The alternative is to dump power into my UVC but I can get 16p and kWh export upto 4pm and 26p from 4 to 7 and my gas costs me 6p a kWh. so it makes sense to heat the water off gas Much manual involvement but it seems to work well. Is this a feature with othe systems or just particular to SolarEdge?

  6. I look after a disabled fella for 2 days a month who has sky glass. My observations are; it buffers when he is online with other things and when his broadband is down he cannot default to freeview. The picture quality is muckhausen.
  7. My understanding is. providing you got whole house exemption, the CIL becomes payable if you do not send in form 7 part 2 within 6 months of the completion cert issued. In our case, after commencement, we decided to go for a much larger garage which we did by means of a new application. I notified the planning obligation dept at the LPA and they indicated ok to proceed. I have yet to get a completion certificate, the LPA have chased this but I just said my builder is unobtainable and so I am unable to go for sign of as yet. The LPA are fine with this but will periodically remind me.
  8. I have a 20kW Viessman system boiler on a 4 pipe system for DHW and UFH. There is a mixing valve at the UFH manifold that seems to be at odds to the indicated flow temp on the boiler and measured flow temp on the manifold. The boiler readily modulates down to 2kW and cycles approx every 35 mins. The boiler is quite sophisticated and I can have 3 different flow rates for different times of the day. I do not have weather comp. Is there any value in say setting the UFH mixer to say 50c, so in effect permanently open and just let the boiler regulate the flow temp which is presently at 37c. The flow temp on the boiler does match the temp on the hot side of the manifold when the mixer is set high and I have a deltaT of 8c with five zones controled by in room wall mounted programmer/stats.
  9. Woke up this morning to find I have a beta version on the my SolarEdge app for manual control of battery, not before time! It’s not too sophisticated as it only allows times to charge and discharge with no facility to control depth of charge/discharge, but definitely a step forward.
  10. I find this app a godsend, manual input but daily, weekly, monthly, annual analysis with export facility of data.   12. Why don't you explore the possibility of a cash settlement with the loss adjusters/insurers. They may well be be happy not getting involved in interim payments and ensuring the build cost to date is comensurate the the interim payment. A buildings policy is generally one of reinstatement or indemnity, they might let you loose and just seek sight of the final account(s) for release of the vat element if any with a new build. This would free you up to add any extras you feel fit to add.

  15. That does seem low but clearly dependant on what kind of a day you’ve had. Our system is similar in many ways 10.02 kWp over 3 orientations with 2x 9.7 kWh dc coupled batteries and an immersun dhw diverter. Here’s our stats for comparison. What neck of the woods are you in? We have 2 strings over 3 arrays all optimised.

  17. Would you turn right out of your access towards Nelson Road? If so, it could appear from your location plan to be about 10 meters from the rhs as egressing of your access to Nelson Rd. The Highway Code says , Rule 243, you must not park withing 10 meters or 32 feet of a junction. If so there should be no cars parked to your right to hinder your view of affect your turn out.
  18. Yes you can engage the services of a traffic consultant to look at splays and parking. It is evident the parking is somewhat variable and snapshots over a period may be helpful. If you took the residents argument to another degree, they wouldn't let any of their kids pass the driving test and buy a car and park it in the road. There is often a lot of hyperbole spoken as was the case here "extreme problems" etc, get the professional opinion and survey to counter.
  19. I've just read the officer's report. Paras 6.26 to 6.30 are simply supportive of your proposal in terms of highways. You may have a position were you could air a cost application on appeal if the committee remain intransigent. They have no evidence your access and parking causes an issue. They are having no regard to the highway's officers recommendation. Without evidence they may be considered unreasonable.
  20. The planning officer does not have the say, that belongs to the committee, they are guided by the officer. The committee couldn't have been confident to refuse you Is there a web cast link to the committee, there is here in cheshire west, it would be worth reveiwing. Whilst it is not that common for a committee to go against the recommendation of the officer,the expert here, they must very have good reasons to differ and all that is grist to your mill for any appeal. You know what they are trying to nail you on, so bring fresh evidence to the new hearing to counter it. Get a traffic consultant on board who can undertake a survey and look at what diffference your proposed development will make in reality.
  21. You've not been refused, so glass half full? Even if your visibility splay does not meet the exact requirements, it's not the end, they have discretion as does an Inspector. Was it on the advice of the planning officer or senoir officer it was deferred. There's not enough to refuse so maybe the officers are going the extra mile to placate the committee. You need to wait for a determination before appealing unless you are appealing for non-determination. Perhaps have a word with a traffic consultant and get a survey undertaken and introduce it as late evidence.

  23. Having worked in domestic and commercial insurance claims for 15 years, it strikes me you have a novice underwriter. There is no logical reason to refuse cover for contents for a property that has previously subsided. I agree NFU are one of the more considerate insurers and we personally use them for contents and personal effects. However they quoted over 1k for our new build whereas as Aviva were under £300. It strikes me the days of proper insurance risk assessment have been given over to algorithms with the loss of personal service and cheaper establishment levels.
  24. It was my installer who tried to negotiate my access with an installer account. SE refused because the say I can access TOU with their beta version, that I have been offered. SE control the TOU set up using an algorithm and AI, so won’t charge your battery full but try to keep import to a minimum. It even looks at the weather forecast for 5days to tweak its settings. My installer can migrate my account to my own installer account when set up, but SE say I’d have to run through their online academy and pass the relevant competency modules. My installer says I’d manage that we ease. I suppose getting a more in-depth knowledge of my install is no bad thing.
  25. Just has my second SE battery fitted yesterday.😁 Has anyone been granted installer access by SE for control. I’ve been told a work around by passing the online SE academy course and register as an installer, all of which is online and foc, but had hoped it could be simpler. I am not a IT wiz kid so the HomeKit and others I wish to avoid.
