It’s ace ! If you get too trigger happy you can jam a screw in there ( get the depth gauge at the head end right ) . Now you need to buy all the other black n gold dream machines ! -

I have added to my system since . Doubled pv , added SE battery . Ufh of uvc and ASHP . We are ( as you can imagine ) very well insulated. I personally find the house too warm even in winter - SWMBO begs to differ . In essence I’d be happy with zero heating all year round - that would save a few more quid 😁 -

Then we all wait for the next big thing and actually do nothing . The number of times I’ve been told my EV is no good as we will “ soon all have hydrogen fuelled cars “ - which clearly it isn’t possible to produce hydrogen in the quantity required . Even if a home hydrogen battery ( or whatever ) technology came out tomorrow; so what ? -

Price variation . Yes . The variation could be large ! - I don’t know . Equally in winter it may be possible to export excess presumably at a significantly higher rate . I don’t know . What I do know is my bill is zero and I ‘earn’ approx £1000 a year - based on past rates / pv etc etc . Your consumption figures are low . Therefore any pv / battery is pointless for you unless you just want to earn a green badge . But your figures are not typical . As I posted before my current ROI is around 6/7 years . I can’t see electricity getting significantly cheaper at any point in the near term future ( personal opinion ) . Battery costs have dropped a bit whilst installer costs have risen significantly. My original install in 2020 of 4kw pv , Tesla pw , inverter etc and install was under 12k ( from memory ) . A similar setup today would be a fair chunk more . So whilst I don’t consider myself a particularly early adopter - a cost saving at getting in at that point must be factored in . -

The problem with the excess pv into water is ; it is the most efficient route ; but how much hot water do you need in summer ? . My general view is stored electric I.e battery allows for *any* use . -

@DazRave You need to decide your “ reasoning “ as you’ll get multiple views . I personally think of all this like a car . If I want flash , fast then I’ll buy what I want and ROI is meaningless. If I want efficient , low cost then I’d choose a different car . Are you simply trying to lower bills ? Do you want your annual lecky bill to be zero ? ; would you like to ‘earn’ from excess PV etc ? People fixate on ROI - which is fine if that’s the ONLY thing that matters . Even then what’s a ‘good’ ROi ? 5 yrs ? , 10yrs ? ; compare it to a savings account . Your reasoning for having pv/battery determines what’s important to you and (expletive deleted) everyone else 😎 -

Ultimately the government want rid of the PRS . Their actions prove that - to be eventually replaced by build to rent . For the government much easier to regulate and hedge funds etc get a better return on investment. Can you imagine though the tenants they will choose ? . They will pick the best of the best . The issue that the media pick on is single mum , 2 kids , been renting for 10 yrs ; now rents increased or LL is selling up . The PRS to some extent is used in place of social ( council ) housing . It’s not designed for that . But the government sometimes go down the wrong path and then create a way out . A sink in every bedroom many years ago was pushed through as legislation . Needless to say - spot the numerous problems there . In the end it was then “ upto individual councils to enforce or not “ . Afaik no council did it . But the media loved it “ all tenants have a right to water “ etc. . All this because of 1 obscure case and an MP getting some limelight …. Perhaps we will get further dilution if it’s “ upto “ councils to decide ….. -

Lol ! That’s the zillion pound question. It was due 2025 ; now pushed to 2028 . As you can see if implemented many thousands of properties would be deemed illegal to rent . So yes eviction ; or you are fined . That’s simply another housing / rental issue on the way . I pay the bills in my hmo so why the (expletive deleted) ( as the bill payer ; not the tenant ) they will need to be a C is beyond me . -

It’s not bad . You don’t live in your parents house when they pass away and work in the factory at the end of the street for life . Students don’t want to buy . 95% of my tenants move to my city for work - a new job . Most are around 22 ish years old . Not really looking to buy yet . Also contracts ( nearby I have a hospital , airbus , rolls Royce etc . ) massive employers of contractors . More people would buy a house if they could for sure . But millions don’t want to . -

I take your point . Most tenants lie for example if you ask “ do you smoke ? “ . Also depends on the property . I’ve had tenants “ suddenly “ acquire a large dog in a 1 bed flat on the 3rd floor with no balcony . Hardly suitable is it . Yes ; the carpet was wrecked . Re purposing buildings is good - but it seems to be happening rather slowly and is only a fraction of housing that needed. The problem is : get rid of the private rental market then fine. You need to have something in place BEFORE you do that ….. -

Sold . So less property to rent was my point . 70% of landlords have just 1 or 2 btl’s . This is the ‘chunk’ of where the selling is occurring .
