@Thorfun canāt remember if you have an internal perimeter drain ? I *guess* you would want to cap that as it would be an open pipe to your external sump ??? -

The other issue / thought here which I touched on is risk . If @Big Jimbo has all land / build costs covered I.e not mortgaged / borrowing to the hilt - then āpressure ā is less . One of the reasons my build took so long ( apart from being slow ) is I could not take the risk of borrowing. So it was build with cash when I have it . Base rate therefore not an issue on my build . Not suggesting @Big Jimbo takes 10 yrs though ā¦. Though time can equal asset appreciationā¦ā¦

That would also be a caveat . Market drops for whatever reason you either sell cheaper ( perhaps still do ok ) or hold . The last recession ( you know the REAL one ) ; whilst near to bankruptcy I didnāt sell our house in a collapsing market I held . It took 10 yrs before it was āworth ā selling . It was the right choice for me - with hindsight!!!

I knew someone selling their house (2.6mill ) . Drove some shitty car . Took that off site and hired some (expletive deleted)ing sports car ( like 120k - I know nothing about cars so canāt even tell you what it was ) . It was in the driveway for all viewings . It gives the impression a. You are loaded b. You expect the house to match the motor c. You aināt no mug and arenāt going to sell your propertyācheapā An illusion ? . Yep . All the HA etc. you donāt bother with - but you have cabling available for all this . Canāt easily add it afterwards. Itās shows ā thought ā towards potential buyers . My 8k front door has finger scan entry ( SWMBO canāt use it 𤣠) . But every single visitor goes ā is that a finger scanner ? ā . Simple but memorable point ā¦.

For the minimal cost put cat 5 in everywhere . Wireless speed / range can vary . Equally more things on a WiFi frequency less bandwidth for all . A cable though ; 1 for you ; 1 for me - limitation will be your connection speed . 5 4K ip cameras on WiFi ( for example ) ⦠going to be tricky ( subject to fps / compression method etc. ) . WiFi bandwidth imho is for āmobileā things e.g phones and the odd laptop or technology that relies on it e.g zigbee Even if you want wireless everywhere then you can put wired mesh routers at discrete points for best āwirelessā performance.

Tactile things need to be high quality . An 8k front door looks the bollocks and sets a āsenseā for what is to follow . Taps that are quality to touch . Sockets / light switches not plastic white shite . Good Light fittings . Stick a 60ā tv on the wall in the lounge ( include in sale as free ) . You are selling an aspiration . At this level - you sell a dream for someone who has deep pockets .

My view is the average buyer now does ācareā about low running costs but doesnāt understand sap / insulation / ASHP etc. They way I see it is ā¦. My build is designed for me . So I add things that the average buyer wonāt care about . BUT ! If I sold at the price point I want Iāve got LOADS of features to point out in terms of comfort / energy efficiency - a āsellā point is even the brand . A battery ⦠a Tesla battery ! Just as much as you name kitchen appliances if they are an upmarket brand . Depends on your target audience. Commutable to London I just smell truck loads of £££££££££££££££££££££££££££££££££££££££££££ Thats a lot of dosh - soak it up !

Forgot to mention ⦠The treads are made off site and very exact . To achieve this they brought a hand held 3d scanner . Nice bit of kit ( all 27k of it ! ) - produced an accurate 3d model in seconds . I asked if I could borrow it to scan āthingsā - they said no .

Company were back out today for the 2nd survey ( I had to do some shuttering after the 1st one ). All good. Will get my metal fixing of stairs to RSJ. Also they will 'infill' the steel beam to suit their needs ( which I prefer ). Regarding hand rail at base of steps ; usually max steps with no hand rail is 2 ( though apparently the width of the step is relevant ). Final fix plans to be posted once I have them.

Maybe. I only uploaded the design for @Thorfun too see; which I've only JUST received. I can't send to bc without the design which I've only just received!. I have NOT spent 30k. I can only send things to anyone ONCE I've received them.

No one in this thread advised anything of the sort . The company state in their blurb all their staircases meet bc requirements 100% - so imho thatās them accepting liability for that . None the less I emailed them ; they suggested I could email this draft to bc anyway and follow it up with the final proposal just for peace of mind . Whilst āproperā bco should check these things on my build ( 5 yrs of fighting remember) itās fairly obvious I pissed planning / bc and neighbors off . I assumed someone would want to inspect the insulation . Not interested. In theory I could have installed zero insulation and no one would know ( I did take photos ! ) .
