  1. I’ve not charged from the grid for weeks now . But I do have a pw and se battery . Working very well for me

  3. Ultimately the government want rid of the PRS . Their actions prove that - to be eventually replaced by build to rent . For the government much easier to regulate and hedge funds etc get a better return on investment. Can you imagine though the tenants they will choose ? . They will pick the best of the best . The issue that the media pick on is single mum , 2 kids , been renting for 10 yrs ; now rents increased or LL is selling up . The PRS to some extent is used in place of social ( council ) housing . It’s not designed for that . But the government sometimes go down the wrong path and then create a way out . A sink in every bedroom many years ago was pushed through as legislation . Needless to say - spot the numerous problems there . In the end it was then “ upto individual councils to enforce or not “ . Afaik no council did it . But the media loved it “ all tenants have a right to water “ etc. . All this because of 1 obscure case and an MP getting some limelight …. Perhaps we will get further dilution if it’s “ upto “ councils to decide …..
  4. Lol ! That’s the zillion pound question. It was due 2025 ; now pushed to 2028 . As you can see if implemented many thousands of properties would be deemed illegal to rent . So yes eviction ; or you are fined . That’s simply another housing / rental issue on the way . I pay the bills in my hmo so why the (expletive deleted) ( as the bill payer ; not the tenant ) they will need to be a C is beyond me .
  5. It’s not bad . You don’t live in your parents house when they pass away and work in the factory at the end of the street for life . Students don’t want to buy . 95% of my tenants move to my city for work - a new job . Most are around 22 ish years old . Not really looking to buy yet . Also contracts ( nearby I have a hospital , airbus , rolls Royce etc . ) massive employers of contractors . More people would buy a house if they could for sure . But millions don’t want to .
  6. I take your point . Most tenants lie for example if you ask “ do you smoke ? “ . Also depends on the property . I’ve had tenants “ suddenly “ acquire a large dog in a 1 bed flat on the 3rd floor with no balcony . Hardly suitable is it . Yes ; the carpet was wrecked . Re purposing buildings is good - but it seems to be happening rather slowly and is only a fraction of housing that needed. The problem is : get rid of the private rental market then fine. You need to have something in place BEFORE you do that …..
  7. Sold . So less property to rent was my point . 70% of landlords have just 1 or 2 btl’s . This is the ‘chunk’ of where the selling is occurring .
  8. Ummm, new "rules" suggest any pet ( without aa proper valid reason is allowed ) and you can't be prejudice against DSS, family, (expletive deleted)ing anyone. Whose property is it I wonder? ; as far as I am concerned it's mine and the lenders. There's going to be real issues heer as my mortgages/insurance say employed only for example. Anyway; we wait for renters reform bill or Labour "lets make it even worse" bill. Most of you guys have just 1 or 2 BTL as an investment/pension so it is different for you.

  10. The SE will charge off pv at 5kw if enough sunny sunshine . When I charge from grid it’s only 3.68kw so I *assume* an inverter restriction . SE support ranges from almost zero to a bit above zero 🫤
  11. Told you they were workers . Sent in around 130 pages of shite / spec . ”missing “ thing was a soil sample report . Which I did 10 yrs ago and sent to them . Guess I send it again + the following Please call us out again on completion where we will need paperwork/commissioning certification for: electrical installation, heating/HW tank, As built SAP and EPC, air test. Happy days ! 😁
  12. What perhaps you guys don’t realise around 10k rental properties are lost a month . For a ‘new’ landlord barrier to entry is an issue ; usually 25% deposit and stress test at 145% . Building more properties is the answer ( to rent or buy ) but we all know no government has ( or will ) build enough quickly . Just 5 years ago ; renting a flat - maybe 10 people contact me a day . Now - I can get in excess of 200 .
  13. Personally I’d look into that now ! . I wouldn’t be certain a boiler ups it that much . Unsure how a conservation area affects what you can and can’t do !
  14. Now that’s exactly what I was trying to ask ! . I need to charge both within my 3 hour off peak window . What ‘spec’ do I look at on the charger for if it supports that ? . My inverter has a 3.68 limit hence the 2nd inverter ‘theory ‘ ….

  20. LL’s leaving in droves - have been for years ; accelerating now . Not just bad tenants but legislation , Tory ( or Labour ! ) anti LL rules and of course the current boe rate . Where everyone lives that has to / wants to rent isn’t clear 🫤

What about tenants that do drugs , get pissed , alleged rape , smear excrement over the walls , fill up a 120 bottles of piss , never pay any rent , move their partner in , bring a pet in ( like a large dog ) , threaten with a knife , extreme ( can’t emphasise that enough ) mental health issues ,have police attend every weekend , verbal abuse at anyone , wreck the place , put 10 cars in the rear garden , smoke illegal stinking shit , never attend court . That’s just my starters list …

My favourite is and will always be “ detrimental to the local amenity “ . What you do is force ( not push or ask politely ) for exact definitions of these points in context . Once you get BS reply it’s far easier to argue a sensible legitimate response .
