A flow of air seems to dry everything much faster than heat alone, I would think that would do it. Plus you're house isn't going to be cold...it'll be 20 degrees or thereabouts I'm assuming so thats plenty warm? -
Yes. Normally for structural engineering (mechanical) we use N/mm2. Always allow a little safety factor, dont breach more than 2/3 yield of a material. I'm quite happy to help with a calc if required also.

Welcome and as far as the title goes...you'll be in good company! If you give us an idea of the location and size,.price we can chip in with some feedback. In reality land prices are rogue territory and based nearly on nothing but the seller's desire to sell, requirement for money and pot luck sometimes. I originally was trying to cut a deal south of glasgiwnfor a 140k plot which was rural an 0.6 acres wIth PP but 20k to bring in services. I offered 85k and got nowhere, the lady was steadfast. Fortunately she was as 6 months later I bought 4 acres with pp and two woodlands on it...for 50k. Dream come true. -

This old boy is retired (I checked 3 weeks ago). Website still going but he has finished up. @Bigdeadbadger I fear you may have mixed up the acronyms possibly and SI being soil investigation when possibly compared to site investigation if it was contaminated or brownfield (which would be more onerous) A simple SI is just to check the load bearing capacity of the soil and do percolation tests if required (soakaway for rural sites) 4-500 quid will see it done. I'm having mine done on Tuesday for 400 for the SE and report and 100 quid for the boy with the JCB to pop by for 2 hours. I'm just south of Glasgow let me know if you need the SE's number. -
Sharing those thoughts are great though and will benefit the rest of us.

@LA3222 I had a proper lol there at the car thing. I hope you took pics? Ona serious note thanks for taking the time out to share this stuff its mega appreciated. Hoping to get on with my insulated slab in the next few months. On number 2 do you mean do the full runs? Was it digging through the part outside the foundations (scaffold area) that was hard?

@Russell griffiths looks a tidy job a d food to see someone else that has dine it. How come you chose the sarking instead of batons? What construction is the main roof?

Do you mean double counter batten on top of one another? or something else? Is sarking treated also? I see the advantage with being able to walk on the roof it is sarking, but If i do it this way, then I end up with abuild up like this: Sips outer skin, membrane, Treated counter batens, 22mm sarking (fully covering) membrane (again?!), slates. Seems A lot! Can imagine what a great place that be for birds etc to next, nice big void.

But why would you need to nail anywhere if you have a specific headlap and holed slates. It woukdnt be level otherwise?

I've been pricing my roofing for my SIPS build. As it's a SIPS roof, I had been looking for membrane, counter batons running vertical then normal batons so I had the ventilation space. I will be using a slate roof (Cupa heavy 3) in Scotland. Now one roofer has said Batens are harder than sarking to fix slates on and hence says, I should do the counter batens, but then fit sarking (22mm thick, 150 wide, etc) and that would be better and reduce costs for labour install. I need to check cost implications but thoughts anyone from a technical (or any other) perspective???

VAT on new build

I've no idea if this is correct. But as its a new garage I would think it was OK. Whether you done the garage first or last makes no odds as its onky the house part you were concerned with and needs knocked down. There was no garage so thats a new bit. -
Watching with interest....i need the same unit..in 6 -12.months. seems hard to just get them online easily enough.

@LA3222 @Conor Thanks both. I probably didn't word it correctly I was just thinking of the first installment. I currently have up to 132k available as current valuation at 175k for plot. Hence was just thinking about taking 50k of that to ckver second frame payment and groundworks. I'm not quite sure if I'll get building warrant in time hence I was holding back on the remiander of that 132k to avoid paying the interest on the 82k id jave in the bank till windows payment and final frame payment due, I may even push them till march just to avoid the horrible jam/Feb weather. Hence was wondering if I quickly needed to get that remiander it was straight forward. The next part was clear on getting the valuer back to release more of the retention, cheers

To follow up with this I have ordered my kit and they will issue vesting certificates throughout and put my name on material thats theoretically mine so if they went downhill I'd be able to get it.

Seems light to me. I'm £2500 for 24 month policy based on 550k reinstatement, 300sqm. Is that value correct? -
I've been approved (woohoo) for our ecology mortgage. I need to tell the solicitor how much to get for the first whack and wasnt sure exactly how much to take as I don't need the full amount available straight away. However wasnt sure how quick and easy the next drawdowns were if someone can clarify? Timings are a little up in the air currently as we have just paid first kit payment to get engineering going, then once that is turned around we will get on with tanners for foundation design and ordering before going back and forth for SER and the final approval on building warrant before I break ground. Any lessons learnt here or insight would be helpful. Are ecology happy to do like 10k one week and then 20k 2 weeks later without too much hassle? (It won't be that schedule butnits a good example) Or am just being tight and should take a bit more and swallow the interest?

I had an AG tie removed prior to purchasing my rural plot which had planning but with historical AG tie. Was straightforward to remove. They won't grant with an AG tie these days except in extreme cases that justify it. AG ties were misused for years and hence were not meant to be used for the purpose they were whicj was detrimental to people who want to access mainstream mortgages like yourself or sell. If they won't grant planning as normal you may be in for the long haul doing it with an agricultural focus unless you actually have a good justification? I can send you the chief planners letter from 2013, with regards to ag ties if thats helpful? What LA are you?

Move to Scotland....don't think hard water is an issue anywhere here? Only downside being that little light to say you have no salt in the dishwasher never goes out. ? -
