  1. Has your neighbour been round and measured it?. As above bung an extra 4cm to one side ground level and a lts within the rules 😇.

  3. With my build I had only UFH downstairs with electric rads in the upstairs bathrooms and electric UFH in the en-suite. Rather than panel heaters I was going to use plug in electric heaters fir the very few times they may be needed, just make sure sockets are fitted where heaters may be wanted.
  4. Local static caravan dealer, had a choice of quite a few, Private might be cheaper but transport was included on mine. Vans tend to be relatively cheap when they are too old for most sites to keep them on.
  5. At a car show I went to a fella told me his kit car was wrapped and cost a third of the cost of spraying and it looked very good.
  6. Well I paid £5k delivered fir a 30ft x 10ft two bed, bathroom, lounge/kitchen and kept it/lived In it fir 3 years , They do sell on as well. Luckily ours was fir a replacement dwelling so services existed.
  7. Yes mine was a one temp ASHP which I set to 48’, I had a DHW tank probe and that controlled a diverter valve that directed hot water to the DHW tank not buffer/UFH.
  8. +1 to that, despite not being allowed to keep my build, the sense of achievement and memory of doing it will always be with me. People tend to consider me lucky 🤷‍♂️
  9. I was going to buy a vape but then they were expensive and no disposable ones so I used joss sticks to find where the air was coming in 😇.

  11. +1, my test showed up a number of “leaks” I was not aware of and enabled me to work on them prior to finishing. 👍

It’s down to the ecologist to decide, with my planning appeal (the planners wanted one thing and the BC another) the appeal officer said the ecologist is the expert not the planners and decided with the ecologist. (2 boxes built into the roof of the garage with access via holes under the ridge. It also depends on the type of bat present.

  14. Despite being on a tight budget, insulate, insulate, insulate, you only pay fir it once. Air tightness will completely rely on good workmanship and an eye to detail, dont assume a new build will do this. I installed an ASHP with wet UFH downstairs and I had no heating upstairs in my build apart from towel rads in bathrooms and electric UFH in the en-suite. Very occasionally (feeling unwell, very cold spell) I planned to use plug in fan heaters/panel heaters, shame to pay for heating that only gets used a couple of times a year?
  15. Hi and welcome, I project managed my build but was a self employed builder (small time) before, now retired, . I still got a good main contractor who built the walls, roof, plaster etc, and I did the rest. I loved it but was lucky I had previous knowledge and my builder was excellent. It’s very satisfying (if it goes well). I think project managing can be hard if you still have a day job, but not impossible.

  20. What’s the ceiling heights like 🤷‍♂️, have you room to batten across the ceiling pulling the l@p tight then board over and scim (will give good sound insulation).

I believe @DevilDamo is correct, I enquired about this at a previous property and established that if it’s self contained (bedroom, kitchen, bathroom) it must have planning but if any one of those is missing it is ancillary (meaning you have to use the main residence for one of the functions) and this can fall within permitted development. Plus the fact who the feck is going to notice 🤷‍♂️
