Missed it but @ProDave and I both bought similar units on flea bay for peanuts, yes larger than required but means it does not work hard (if you have the space.) 👍 -

I tend to agree with a new supply, should it ever get sold sharing will cause problems and you know you will have decent pressure 👍

Then if you think you have a “right to light” then make this point to the planners and if valid they must take notice of it in their decision making. -

If you put a window 1m away from your boundary the neighbour is entitled to put a 2m high fence on the boundary 🤷♂️ at least another 1m is better than that surely. I had a neighbour who had a window close to our boundary and complained when I was going to erect a conservatory as she didnt want us looking into her house, I pointed out it was currently a patio and so nothing was going to change regarding overlooking and it was her that placed a window in that position (she bought a blind ). -

So common and a shame some builders can’t move with the times, insist on your way if your happy, architect is happy and your BC is happy then crack on, perhaps your builder will learn something in the process. If not find someone else with an open mind.

Intend to agree with you about 1/ and 2/ but 3/ is a “wall alteration” and the leaseholder will need “proof” it’s done properly which I guess is what this is about to make any alteration in plan or elevation of the maisonette what About approaching the leaseholder and asking directly with proof from a builder that the wall is not load bearing (and pointing out the added value of the property you are willing to pay for?

New build connections require a water meter. Farmers use mole ploughing for water connections all the time, yes my connection trench was inspected but it was dug by hand, as long as you can show it starts at the right depth I don’t think they would argue.

I would agree with T@G but mine was 44mm thick timber, not going to bend/shrink much, in fact the building is designed to shrink slightly as the timber dries, no vertical timber, the building is designed to shrink in height. By up to 35mm and so no gaps in the boards like most T@G. Also 44mm should give some insulation value, mine was less than £6k all in, including wood treatment 👍

Don’t talk to me about bl@@dy planners, long story short (as most here have heard it all before) don’t give up on the appeal, I won hands down on a completely different design (old timber and asbestos “shack” replaced with large brick cottage. I found the appeal process easier than the planners and mine was only a few months. I may be wrong but I don’t think planners can refuse being too contemporary. I think most planners are opinionated bullies (I am sure there are some good ones, somewhere 🤷♂️). This was not my only “win” against planners, a previous win at a different location was because I found they were telling lies about permitted development rights. Best of luck and keep us informed.

I have just erected one of these, you can get some of their cabins in twin wall for insulation so maybe they will do you a garage in similar. Better priced than most and timber good quality. Dead easy to DIY. Mine was built on a 150mm slab, no foundations so cheaper again. Mine is for a classic car and motor bike and I think it looks pretty. If you only want water (no trench) ring around farmers, one will have a mole plough that fits on their tractor..

It looks like part no 6 is at fault, if it won’t come apart (have you tried.) then price up new ones.
