  1. Yes but what percentage of the year is it negative?, it’s not the Sahara so I would have thought a bigger percentage of the year was cloudy/cold. Needs putting in perspective. Simply supply and demand. What about ice cream sellers in winter 🤷‍♂️

  3. I disagree, my shed base plastic trays were made to have no stone Infill. It’s only a shed, the drive gravel trays are different as cars are a lot heavier. this is the ones that came with my shed. https://shedbasekits.com/product-category/probase/
  4. +1, or do what you know you are good at and get trades in to do what you are not good at. This is what I did, I am good at woodwork so all that was done by me including plumbing, kitchen fitting etc, i am not good at laying bricks/blocks or plastering and not qualified for electrics so those were trades I paid for. It also impacts on timescales but controlled by budget as well. Be honest with yourself about what practically you can do.

  10. Found this…. In conservation areas, normal permitted development rights are restricted. This enables more control over the size, design and location of extensions and alterations. Check if planning permission required. mind you, on a previous house I was told I needed to apply for planning on a rear dormer (non conservation area) but they were telling porkies, only required on road facing elevation.
  11. Regarding full fill cavity, this is what I did with my build (200mm) in rockwall batts, as you say they have a bba cert for full fill. Also as a “porch” which is outside the thermal envelope do you need to insulate that well?. I had a porch on my build, only 50mm cavity and full fill but it’s only an “air lock” to stop loss of heat when the front door is open.
  12. I would be interested where that figure came from, my appeal slated the council for not abiding by their own rules!! And even the planner told me I would probably win on appeal 🤷‍♂️
  13. There can be local “rules” to your area but challengeable yes get your planners to define “where” it says the 5m rule (sounds stupid to me).

I was in a similar position but living on my own mid week on the “building site facilities” (28’ static) but when my (then) wife got a job locally we decided to rent a holiday lodge fir a year till the build was finished. I didn’t mind slumming it but felt it was a step to far fir someone who felt the cold, worked in an office and the site was very muddy

  19. Well my caberboard floor boards were D4 glued ONLY to each other and joists and absolutely no squeaks at all 👍 Really in the cost of the whole build? and it does a good job ? Then don’t be messy or wear disposable gloves.
  20. Again I am no lawyer but reading that the PW agreement cannot be retrospective (as said by @DevilDamo) so no action can be taken, crack on IMO let your neighbour spend money chasing you if he wants just keep planning and BC happy.

From the planning portal…… The rules governing outbuildings apply to *sheds, greenhouses and garages as well as other ancillary garden buildings such as swimming pools, ponds, sauna cabins, kennels, enclosures (including tennis courts) and many other kinds of structure for a purpose incidental to the enjoyment of the dwelling house. This includes a container used for domestic heating oil or petroleum gas. So I believe it is counted as “area covered by building….” p.s. surprised me a tennis court was also counted 🤷‍♂️
