The slotted log type is what my new garage is made of, I would have thought thick wood was more than enough for the short periods used for a sauna. The log “look” is great IMO and very substantial.

No mention of non 90’ drives. https://www.kent.gov.uk/__data/assets/pdf_file/0006/13011/Making-it-Happen-G2-Design-standards-residential-and-industrial.pdf They only say visibility must be X meters, visibility IMO can be achieved with mirrors. If they refuse ask them to cite the regs that say so. If they do refuse can you not turn the last few meters to be 90’.

I would never use MDF in a bathroom unless fully sealed on all sides and edges. Can I ask why?

I love thinking outside the box, but at what cost, you have already proved a house can be virtually cost negative by building smarter. @TerryE I can’t remember if you have PV ? If you don’t and add it your costs can be lower still. -

I am a covert to dry fixed ridge/hips and easier (if done correctly) to line up straight, however they can also be buttered with double Roman tiles to stop ingress of wet or birds etc AND it oooks better IMO.

@TerryE build is a good example of spending money on insulation and good design rather than “kit” which will have a lifespan shorter than the house itself. -

interesting reading, also if you have PV, excess can be used with an immersion to make even greater savings. -

Oh I agree which is why I didn’t but if I remember correctly at least one person here did that. Most buyers don’t even take notice of the EPC but with escalating energy costs and better building regs I believe in the future “cost of running” will be factor when buying more than it is now.

Very well, I know others here have put radiators in upstairs but never use them but future buyers might be frightened off by not having them.

The DPC should be level with the bottom of the render, I have often seen bricks painted like that but never understood it, surely the bricks being below the DPC would be better letting any damp evaporate which Bitumen paint would stop 🤷♂️.

Whilst I feel sorry for you and your situation which is very wrong, not all builders are like this, I had a brilliant builder and no complaints at all, it was not luck I searched using customers recommendations to find him.

Yes genuine worry I guess, just searched the web and found this. Li-Ion cells will become compromised if stored below 0 degrees. We do not therefore recommend storing in a shed or garage over winter as temperatures in these areas can drop below zero. Equally, avoid a storage area with direct sunlight as higher temperatures can equally accelerate the battery's ageing. and as you said. Battery efficiency diminishes with temperature. I am surprised there are no building regs on where/how they are installed (1 hour fire door and plasterboard!!!!).

Welcome and good on you for having a go, it’s how we all started (decades ago in my case). Just remember there is no such thing as a stupid question, not asking is stupid. With my build I got a contractor to do the stuff I didn’t like (was crap at, brick/block laying, plastering ) but did the vast majority of the rest,

That’s terrible and wrong, best of luck with your appeal. I appealed my planning refusal and won (I found the appeal process and staff much better than planners)
