Interesting, I just looked at the “regulation compliance report” and it states “ measured cylinder loss = 1.95 kWh”, no it was not, they did not measure the loss, it was assumed!! And I know it’s less because of the relatively low temp I keep the DHW. -

I am surprised you got 88 without MVHR , better than ours but your heat loss with trickle vents must impact on the result?. Yup, EPC,s not very realistic. (For us fussy build hubbers). I am beginning to think about PV fir the future on my garage roof. -
I just received my EPC and it’s an EER of 84, so mid B, with a potential of 93 (A) if i instal 2.5kWp of PV. With regard the individual elements they all had 5 stars except DHW which was 3 stars. I rang the chap who did this report to ask why the heating (ASHP) got 5 stars but the DHW (still ASHP) got 3 stars. He explained that the UFH ran at a low temp but the DHW required immersions to bring the temp up to 60’!. I told him he was wrong, I run my DHW at 47-48’ which is hot enough for dish washing, showers and baths, I don’t heat to 60’ even for legionella protection as there is (in my opinion and many others) no risk in a domestic situation. So my DHW should be 5 stars along with UFH. He could not disagree but the EPC software makes an assumption the DHW runs at 60’ and he could not change it. I questioned the DHW cylinder calculated heat loss of 1.9kWh per day and he agreed that at 47’ the heat loss would be much lower but he was ruled by the 60’ figure the EPC uses. He also mentioned the EPC was about the house, not how it was run as a new owner may run the DHW at 60’. His last comment was that the results were very good, even for a new build which are not often that good.

Yes, similar to me, planners did not like it at all (as they lost their appeal).

My temporary cabinet was a “built in meter box” on two fence posts, very close to where I was building my garage, (which was built first before the house) I swung the cabinet into the garage wall myself to save paying again, (I did not want a meter box in my pretty cottage wall !!!). It contained an isolation switch and a two fuse board (caravan and temp socket). When in the garage it was connected to a fuse board fir that garage and provision to connect a SWA cable to connect the house. Simples.

I don’t think so, you can only appeal a refusal. With mine I was on application number 3 and was advised by a local planning consultant to apply for a room in roof with two beds (which the planners indicated would be approved) but the ground floor exactly what we wanted for the three bed, two bath we wanted, that way we could get on with building and then appeal application number 1, which we won ?so we got exactly what we wanted from day one (only 18months wasted ?).

I went to appeal as our planners wanted a smaller build, I reduced the volume a little by having hips not gables (I wanted this anyway as I read that hips give less noise in windy conditions!!). I won the appeal and the officer said our site was perfectly fit for the size I wanted.

Thats why I built a porch, keeps the weather off the front door, gives an airlock effect and somewhere to dump your wet shoes.

My only regret with my new build is that sound transmission between floors is worse than I thought it would be even with 100mm sound insulation in the ceiling void, if I could do it again downstairs I would double the ceiling plasterboard or sound bars or sound block plasterboard. Yes, my stairs and landing separate “our” bedroom space from the other two bedrooms/bathroom and it works well.

No, when did you move in? Did you start paying council tax ? There have been some people that won their case on appeal. When I started my build (three years ago) the rules were three months from sign off, and i have been delaying sign off to get all the little things finished and claim the materials, but found out on this forum the rules were changed last year, all detail on that thread @JSHarris refers to above.

HMRC changed the rules last year and it used to be that you had to claim the VAT within three months of getting building regs signed off, now it’s three months of moving in!!! (Start paying council tax). There are people more expert than me on this forum about this and I am sure they will be along shortly.

With our kitchen / diner I put a carbon filter cooker hood (recirculating) in one corner, MVHR extract in the other kitchen corner and a MVHR air input at the other end of the room that’s the dining end, frankly we hardly ever switch the cooker hood on! -
This is what I did in case I needed to fix anything to the floor, luckily I have not had to.

I agree, the worst they can do is make you plant another tree!!!, I would get on with it and be a good landowner and do “maintenance”.

Yes, mine was flow and return pipes for multiple zones to/from the manifold but easier to drill the walls and run more direct.
