  1. More than likely. A large job to remove it all and find new cornice but might end up giving a better finish. It all depends on how much can be restored, might be worth getting the opinion of a plasterer who specialises in restorations.
  2. The only way I can see is to pile again and use beam and block above the ground level.
  3. It’s my opinion that it’s the lower plot that has dug out is responsible for erecting a retaining wall.
  4. Get a bar under it and lift NEARLY off, use a wedge to hold it there, grease the pins then Lower it back down, if you lift it completely off it’s difficult to line up both hinges with a heavy gate.

  9. Ooh I love that floor!!! The landing is self supporting and does not need the stud wall timbers.
  10. @BigYin unless I missed it you don’t say on who,s land the treatment plant is?, hopefully it’s not on your land so you could install your own and leave next door with the problem.
  11. Being so narrow you could go with frameless otherwise you will have almost no glass.
  12. No, a tap will reduce flow but not pressure, I put one on my caravan as the plumbing was suspect and it worked well.
  13. Ah yes, I presumed it was like @nod picture but the arrow suggests it’s the opposite, well spotted Dave. Yes a compression dog leg joint will be less complicated 👍

  15. Well they join glulam beams with a hidden steel plate so don’t see why that can’t be done on stringers 🤷‍♂️ Stairbox will answer that I am sure.
  16. I too used stair box and found them very helpful, I had a half landing (not floating) which I built myself and stair box supplied matching oak for it. My idea is as below, can’t see why it won’t work and stairbox might even supply without costing you an SE. I think it’s important how the join is made which is the technical bit.   17. Initially I was thinking steel under stringer and welded to similar across landing to the wall, however what about joining the stringer to a similar section at an angle holding up the landing (difficult to explain) I will draw a diagram in the morning if you want).

  20. Difficult to tell from the photos but IMO they look like 15mm standard pipes but may be “micro bore “.

  22. In that case you need to sort the ceiling joists first then think about flooring.

  24. It sounds like the frame is out of square although you may be able to adjust the hinges to allow square closure.
