  1. I would take a planer to it and loose that 5mm,, packing the rest WILL be a ball ache.
  2. Is my go to.🤷‍♂️ my drawings showed 600mm centres but as my builder knew (and agreed with me) that I hate bouncy floors he installed at 400mm centres.

  9. Interesting, this from the above listed guidance on permitted development rights. Page 7 ”There will be only one principle elevation to a house” I had been informed by planning on several loft conversions I had done that planning was required till I proved they were wrong on those occasions.
  10. I wanted the loft to be within the heated envelope (but not any heat source) it meant no, or little insulation on the MVHR input pipes. No membrane at bedroom ceiling level which wiring, pipes etc have to breach. The loft hatch then does not need to be air tight (tho mine had a rubber seal) and no insulation on the hatch itself.
  11. In my last build I had a warm roof (insulation at tile level), a good quality wooden fold down loft ladder and hatch. MVHR and storage in the loft, was very usable.
  12. I respectfully disagree, I did a loft conversion on a corner plot house and built dormers on the two elevations not facing a highway and done under PD. Changing the external finish does require planning but not required to built a loft conversion.
  13. But nothing has been found that you have done wrong yet, let the inspector do his job and see what the outcome is, if the OP is right the damage has been caused by the neighbours plants etc so let’s not assume the worst.

  19. I went through internal walls using 25mm overflow pipe rather than crowd too many pipes in doorways, it saved pipe and easier to do.
  20. You only need planning permission if installing a dormer in the front facing roof, dormers on the rear are permitted development (tho the council may tell you you need planning permit ion!!,!). Veluxs on the front do not need planning permission. You WILL need building regs whatever you do. I would suggest you get multiple quotes from loft conversion companies with personal recommendations not reviews which companies can write themselves. If companies cannot give you previous customers details to get your own feedback avoid them.
  21. With my splayed windows I use concrete lintels in the inner block skin and brick arches in the outer with no lintel, as your outers are bays arches may not do, why not use concrete lintels and cut bricks as slips on the outside (this is what I did with my patio doors.
  22. Surely any wood shop can make these, 12 months ago I would have made them for you ( saw bench and thicknesser planer) but have sold up my big tools.
  23. Option 1/ will only make relations worse IMO option 2/ will be open and show your willing to be co operative and probably defuse the situation somewhat.
