You can definitely replace a section, but no matter how good a bricklayer you find it will always look like a new panel. even if you find the exact brick match the original wall would have aged over time. depends if you can stand seeing a different colour section or if you have the funds to replace the lot. -
It’s a concrete poured wall not blockwork.

Why strip the icf, block of compac foam glued to icf, resting hard down onto beam n block. dpm lays on beam n block, folds up face of compac foam and laps onto dpc under door or use liquid dpm on door threshold, bring dpm up from the floor and tape onto liquid dpm. -
Looking at your other post have you actually had this built or have you bought an unfinished project ? look at the financial aspect here you might be better re doing some of the work to make moving forward easier and you will end up with a better overall product, instead of coming back in a year asking why your new house is cold.

Come straight up from the block n beam with the compacfoam generous amount of squirty glue onto the icf if you still don’t think this is enough then resin bond a few threaded rods into the icf core and bolt through the compound foam. -
The car crash one is an important one as it’s a double joist. get him to install a bolt in the wall in the right bloody location 🤦🏻♂️ then sink the nuts in on the wonky ones so they are flush, then re fit the joist hangers correctly Fark me it’s not that hard. why are the bolts at a stupid angle.

They do leak they are the work of the devil, try not to use them, trying to tighten the ring with wet dirty hands is hard work. -

I didn’t think the driveway was finished, in that case look up the regs, if it complies then what argument do they have.

You need to bear in mind that pir insulation is rubbish at keeping out noise, with a metal roof that is a major consideration

Put a concrete strip over it. the pipe needs to have a good covering of the correct gravel the concrete needs to be wider than the trench and place it’s load on virgin ground both sides of the pipe. look up a drawing for this. get it done and send evidence in.

From inside to outside mine is. plasterboard service batten pir board, taped and sealed to make vcl joists knauf omni fit between joists breather membrane spacer batten solid timber boarding special metal roof membrane standing seam.

His design is pretty crap he's obviously not considered building it or paying for it. couple of points, your roof is nearly identical to mine. are you sure you can use osb under the metal roof, the screws are really small and the pull out strength in osb is poor, I thought they said it needed to be plywood or solid timber. we went with knauf omni fit between the rafters and 70mm pir board underneath. ditch the insulated plasterboard and use a service batten then fit normal plasterboard.

what grade is it. My mate has just had a huge farm shed stripped by a professional company, and they just tipped it in a roll off skip. seams standard practice for a certain grade.

I would say if it a footing to take a pier to take that steel which is holding the entire back of the house up, then the foundation should have a proper design by a structural designer, then the foundation same as the pier. this is not an area to be guessing or scrimping. @Gus Potter -
Have you bought a digger yet.

What’s holding up the top plates over that large opening, there’s not much of a lintel on show unless they have something on the outside.

CT1 rough the surfaces up with some sand paper. or stick a flash and patch over the holes bit bodgy but it will get you out of trouble. -

We have a gas hob, so was thinking of that with the monoxide, or isn’t that something to think about. -
Morning, looking for something to monitor the air quality in the house for when we move in. looking to see if the mvhr is doing its thing and maybe a carbon monoxide detector built or anything you can think of that needs monitoring as well. simple device needed as I’m a bit thick. cheers.
