I viewed an old stone mill in Harrogate under auction.. grade 2 listed with no roof and one wall requiring rebuilding. I rang Harrogate council for advice and the planning receptionist already had a memo regarding the property - Under no circumstances would planning be given to rebuild for any use. The guy said it seemed a very popular property but he had been told under strict instruction to advise on the memo, Have you checked with the local LPA yet? -
I always cut into corner...they are never true vertically or 90 square so you end up with the paper running out. I could be wrong but explained to me by an old decorator.

building with web joist warm roof system, the joists sit in cavity seals on inner cavity wall and the other end on top of block partition wall. the joists need retaining on the partition- anybody any experience of similar? I can not use a timber wall plate as that would lift joist too high in cavity wall.

if you are not in a rush Appeal the condition...it already has an existing driveway and the LPA would have a hard job refusing a replacement house. You can run the appeal alongside the demolition and build.

I used Drainstore 15 years ago for there own sewage treatment plant... I ended up converting it to pumping station 4 years later as it was rubbish. Im currently building another house next door which will have a sewage pumping station which pumps to my current pumping station tank and I have been told by YW I do not need S106 to connect.

2 tails and earth- use a short length of 32 or 40mm waste pipe. -
Anyone know a supplier of 110mm wide single leaf ANG lintels (200mm cavity). I am using guillotined stone but have now been advised it is up to 120mm thick.

You could drop I beams vertically in to concrete and build panels in between...but would look crap. Either double or Pillars.. Remember- you have criminal not just civil liability for defective construction if it falls and injures someone. -
Building with Fibolite and wondering if they are suitable for foundations aswell. The website only states for use below DPC...I assume this means including foundations but has anyone on here used them.

Metal ties are cheapish for 150mm cavity, any bigger and you struggle to find any cost effective solution. Joe 90 is referring to Basalt fibre reinforcing bar that is the same spec as Teplo composite ties and it can be bought very cheap, and the reason I have taken that route as 365mm ties are rarer than hens teeth and can cost upwards of £3 each.

Just exact same in Leeds...officer suddenly retired in December and not had any information regarding replacement...had councillor involved but then just receive an email to make it look like they give a shit.

I had the same issues from my SE over eps foundation design...but asked him to show me calcs and he came back saying ok. I used Orlitech for reinforcing bar which I have chopped up for wall ties...a substantial saving on Teplo ties (1900%) but hassle from BC until I could prove its very similar material and spec. -

Remember that even steel mesh requires several supports per m2. I note you have the mesh on a roll as well, Would be nice to here how you get on with it. Have you spoken with Chris at Orlitech? Im sure he will have knowledge of the product usage. -

above 5 properties you would be expected as a minimum to provide 4.8m plus footpath along full length. Most highways would push for 5.5m plus 2m foot path as you need access for a Bin lorry/ Fire engine and provide a turning point.- 8 replies

I could wait but on mudstone which is a nightmare in wet weather...so need to at least get out of the ground in summer. -

just had my design signed off by SE- just visual inspection of ground trial holes. Using Galaxy insulation for EPS cut to size as required .21-093 01P2 Structural Plans and Details (A1).pdf -
Johnny contact christopher.hirst@orlimex.co.uk . He is very easy to deal with, Ordered by email, got a pro forma invoice and paid by bank transfer. If you are close you could collect, although I found delivery cheap.

You can't bend them out of the way so thats the reason for eye protectors if the wall is brought up single leaf first. But its a real rip off with basalt...the Neutras ones are also just rebar cut to size by the look...helical nut thread along length. with a massive uplift in cost.

You can actually buy it in 500m coils...works out very cheap. I think www.basalt.tech carry coils. there is also Neutras ties in uk https://www.vistaeng.co.uk/news/neutras-low-thermal-conductivity-wall-ties/ note the yellow end cap...so u can see it and not gouge your eyes.

No BBA- the long lengths are BBA certified for rebar, but if you check the Galen website its the exact same material in rock bolt, wall ties and rebars...the Galen site has USA cert for wall tie. But an SE can cert it complies with BS from technical details if you really need it. It was going to cost me over 2 grand in teplo for 375mm ties! Two choices in this world...if you can afford it

The end caps are supposed to be for eye protection. The bar I got is sand coated pultruded basalt which gives stronger bond- same as the original Teplo wall to wall tie...you just have to buy a bag of orings to push on as drip point. orlitech.co.uk a subsidiary of Galen industries in Russia. http://galencomposite.com

Im using Basalt but not Teplo, you can buy the material in 7mm diameter and 2.5m lengths for £1.20 then you just cut to length... 20pence a tie. I showed spec to SE and he's happy with it.
