I was working on a 20 thousand square ft house, and the guy doing the test, did just one room, and issued a pass !!! When i was doing my daughters extension, BC wanted a sap test due to the amount of glass. The guy i used, asked me what result i wanted, and for £149 stuck the paperwork in the post to me. I bet a lot of them are just fiddled. -

Good Morning, and good luck with your new house. As far as a garden room, it's a very difficult thing to say. A half decent shed could be had for a few hundred quid. However, i am currently building a posh shed with a floor area of 25sq meters. It will have a toilet and a shower. Be fully insulated, with double glazing, and clad to match my house. In the end i will have spent about £12.5k. However, if i went to a company to have it build for me it would cost me £25k. How about something like a log cabin ? A good place to start would be somewhere like dunster house who have a large range. Be careful with a raised deck area.....Rats and mice love to live under them. -

I would love to, but i can only just post on here. At school we didn't have a single computer, and (my own fault) i just never got into them when they came out. Wish i had now, but i have always prefered actual tools, and hand stuff. -

Took the top inch of my index finger off with a Stanley knife. Dr Angel (I kid you not) sewed it back on. I have feeling in it, but it is bent, and it feels like somebody else's finger. Shot myself in the leg with a nail gun. 24 hours in hospital gettting it dug out, as it had gone into the bone. The funny part was that it was Saturday night, and when i was wheeled into the hospital, i got a lot of looks because the ambulance guy shouted "Got one here, shot in the leg", as he wheeled me in. Stanley Knife again while plasterboarding. Slid it down my hand and needed 22 stitches. Old bit of plastic stuck in my eye when doing a bit of demo with no goggles on. It sounds like a lot, buy i have been renovating each house i have owned for 30 years. Forgot , i had a saw blade tooth come off a table saw i was using, with no guard, that went deep into my shoulder. no goggles on then either, so i consider myself Lucky Jim. -

Yeah thanks Ferd. I've got a daughter about 20mins drive away, and fortunately we will always be welcome there. I want to remain on site, so i can work longer, and to try and prevent any thefts etc. -

The shower and toilet is so that when the house is finished it can be used, as either a gym, of an office. Teenage kids hang out space etc. The kicthen bit will be easily removed when no longer required. Did'nt fancy a static because they are so cold. I had no idea that my insulating standards were so good. -
There will be a period of time when me and the Mrs will have to camp out in "My Posh Shed" The house during extension will be uninhabitable. I have no idea if this will be during the Summer, Or the Winter. You know how these things can drag on.... The shed has a floor area of 21.78sq meters. A volume of 47.91 cubic Meters. It has 4 windows, and a set of glazed french doors which will all be UPVC double glazed totalling 10sq meters. Two of the windows will face west, and the other Two windows and french doors will face North. The floor is suspended timber at 600mm centres with 100mm Pir inbetween. The walls are timber at 600mm centres with 100mm PIR inbetween. The roof is timber at 600mm centres with 100mm PIR inbetween, and 50mm PIR over the joists. I am hoping that i will be able to heat this space when i am living in it with something like a simple wall mounted panel Heater, with perhaps a timer. Am i dreaming ? I just don't want to be freezing. Secondly, i will be fitting, a toilet, an electric shower, and a tiny hand basin in an stud walled off area of about 2.4 x .8 meters. Do you think i would need some sort of heat sorce in this area (The door will be left open to this area when not in use) In the main area i will have an electric combi oven, microwave. a 2 ring induction hob, and a smallish washing up sink. I thought i would supply the hot water for the bathroom and washing up sink from a small undercounter instantanious water heater. Now, i was thinking of putting something like the Vent axia HVMR in the main area, so as to avoid the build up of carbon monoxide when i am asleep. I am hoping that this would take care of any cooking smells, steam etc from the bathroom. Do you think this would do the job ? I could fit a separate extractor in the bathroom area, and another above the hob, but i hate extracting my nice heated air out of my building. You will guess by now that i hate being cold. Do you think these should be fitted ? Any of your thoughts would be gratefully received.

Chaz, 30sq meters is what you can build without having to get involved with Building Regs. Any electric that you supply to it , or sewage for a toilet etc should be signed off.

Well i promise it's not the PIR that has just gone into my posh shed.. That must have taken some serious transportation. Scum. I had a mate years ago who dis 6 years for torturing a thief that he caught in his house. Even if your thieving scum are caught, they will either get off, or just get a slap on the wrist. It's not the fact that you will be £6k out of pocket, you will now have to organise a new delivery, and deal with the delay to work. Might be worth trying to check the delivery companies registrations. There was an expensive wood flooring company a few years ago, who where delivering, and coming back that night, and stealing it back off the site.

Concrete Screed for wet UFH - advice please

What annoys me is that the cost of say 100mm pir against 50mm. The 100mm should be twice the cost of 50mm, but it never is. I have used Two lots of 100mm in the past. Not because it was needed, but because i resented being asked to pay 3/4 of the price of 100mm for 50mm. -
8 x 1mt bend straps burried down into the concrete. Plenty of straps on roof to walls. I am quite exposed here. Don't want to loose it like the One in Slough recently.

Insulation all done.,and a quick pick of the outside. 900mm overhang to the roof so I won't get soaked when I'm opening the doors.
