  1. Beds in sheds. Just make it into an illegal hmo. Loads of money! Only kidding. Anything is possible, but you may be better at looking to replace. It looks like sectional concrete. I think any purchaser would find it hard to get a mortgage. Converted buildings are always coming up at auction like that. Non standard construction.
  2. Morning gang. Should the condensate on my daughters boiler look like this. I took it off a couple of weeks ago, and cleaned it out. The ball was very sticky. Is it right that the ball should be right at the top, and the condensate trap full of fluid?

  4. Well done Temp. Top of the class. Not many people know that about Balsa, and most people think Oak is a hardwood.
  5. Oak is quite soft, infact it is actually a soft wood, and not a hardwood as most people think. As you said, Wenge is very dense, and heavy, and cost a considerable amount more than Oak.
  6. As per Tom's post above. I would look into it but, Very recently 100mt from me. 5 barns with Part Q. Guy went back in for planning for 5 new instead of converting the 5 barns. Total, flat refusal, stating that the barns were only able to be converted due to part Q, and that was not a fall back position ! Frankly the whole planning system is written very badly, and needs to be thrown away, and written in plain english. Councils are able to interpret as they please. My own place is in the green belt. Managed to get permission to extend to 6 times the current size. I went back in for Two new houses, that would fit inside the One (permission obtained) Large house. Refused for overdevelopement in the green belt. Went to appeal, and refused with the comment "No need to look at it because the Green belt policy should not be over-ridden. However different planning officer, same council, passed exactly the same about a mile away from me. Planning is a minefield. You do have your Part Q which you will retain. If i was to look to go back in for permission, i would want somebody great to design something fab. I would try and then get the local councillor to call it in, and get it in front of the committee, rather than leaving it to the council planning officers.

  8. Ì love fitting LVT. I don't do it for a living, but i have done loads. I can easily do 50sq mt in 2 days, including through doors etc, providing the floor is ready to accept. At £30 a sq mt that's £1500 for Two days work. Nice for the fitter. Not so nice for Canalside. I must be old, because i have a pal plumber. He said he likes to charge enough on a job to earn a minimum of £500 a day. That's £10,000 a month with no weekend working ! Perhaps that's why i am a tight git, and end up doing everything myself. A couple of years ago, i had a brickie do the walls on a smallish extension for me. He did it for £2000 cash. I supplied all the materials, including the mixer, add. Even tea, and bacon sarnies. He bought another brickie with him, and a lad to feed bricks, and blocks and the mixer. They did it in 3 days, so £200 and £150 a day for brickie and lad =£1050, leaving the main man £316 cash per day.

  13. It's a few years ago, but you could try contacting RNIB. They used to do wicker baskets, any height, depth, etc. They were great prices, and obviously raised a few quid for them.
  14. Exactly Jo90. you don't want to screw up your vat claim. The other thing is insurance.....Most of them will take anything they can find to not pay out. So if your camping stove burns the place down, i can see the insurance company saying. "No completion cert" You should not have been living there.
  15. Give the local drug dealer £100. He can get one of the local smack heads to go and baseball bat the roofers legs. That way he won't be able to go onto other peoples roof and do poor work for a few months. Think of it as providing a service to the locals........NO, i'm only kidding, as he said, you do sound like a pain in the butt.....Only kidding. I think i would get the 1st roofers bill. Lets say £1000. Get the bill from the second roofer who you have used to put it right. Lets say £500. Ask the first roofer to pop round to get his money. Give him the £500. Tell him you have had to spend £500 on getting his work put right. He he want's any more money he will have to sue you. That way you are being fair in my opinion. Finally, learn your mistake. Stop using those crappy internet sites to find trade people.....If they are any good, they don't go anywhere near those.
  16. make a rack and put wicker baskets, or champagne boxes in the holes. You will be able to keep anything you want in them.
  17. The only other thing i would want to know. If you move in without a completion cert. Does the 3 months for vat reclaim start from when you move in, or when the completion cert is issued. The reason i ask is perhaps you might make One bedroom habitable, with perhaps an on-suite. Camping stove etc. You could still be buying plasterboad etc, etc for the next couple of years to finish the house. If you phoned the council, re council tax, and had been paying that for the passed couple of years, would HMRC has an issue with your vat reclaim 2 years later, when you finish the house, get a completion cert, and make a claim for vat refund ?

  19. Or atleast in line with the insulation Peter. Is that your place ? If it is your cladding is still looking fantastic. I wish i had the bottle to build using I-beams. As it looks like i might sell on, i still concerned that so many mortgage lenders consider it "Non standard construction" I wish they would move on. Brick and block is so out of date.

  21. I think it is personal choice, but I would have taller doors and windows to match. I quite often have bi fold doors made up to the ceiling height (2440) everybody says they look stunning. Think of all those big tall ceiling houses you see on the telly. They don't have short squat windows. Swags and tails look best when they are hung from the ceiling. Even if you only make the entrance door and windows taller, it will make the house feel more grand.
